My client is a friendly and professional local company that was established in 2003, with offices in the major UK cities, Dubai, and China. They are now looking for a dynamic Lettings Negotiator to add to their Manchester team. This is a very active and fast-paced market, currently advertising around 30-40 listings at any one time with hundreds of completions on new listings to follow.

Responsibilities:

  • Conduct property viewings with prospective tenants
  • Showcasing properties
  • Answering any queries
  • Provide information regarding tenancy agreements, rental terms, and property features
  • Support tenants through the application process
  • Actively seek new business opportunities from potential landlords
  • Build and maintain relationships with prospective clients, promoting the agency’s services and offerings
  • Assist with marketing campaigns and leaflet dropping
  • Conduct property inspections
  • Prepare detailed inventory reports
  • Tenant check-in/check-out processes
  • Ensure properties meet compliance and safety standards before, during, and after tenancies

General Administration:

  • Handle landlord/tenant queries, progression of files, and compliance documentation
  • Ensure all paperwork is accurate and up to date in line with current regulations
  • Liaise with landlords and tenants, providing excellent customer service and support
  • Register tenants and landlords on the portal and keep this up to date at all times

Requirements:

  • Proven experience in inventories/inspections, lettings, property management, or a similar role in the lettings industry
  • A valid driving license and your own vehicle are essential for this role
  • Strong attention to detail and the ability to manage multiple tasks efficiently and independently
  • An advantage if you have used 'Vebra Alto' property software

Hours of work:

  • 9.30 am to 5.30 pm Monday to Friday
  • (maybe a rota for Saturdays)

Package on offer:

  • Basic Salary £20,000-£25,000 dependent on experience
  • 10% commission of all letting deals (payable once the tenancy has commenced)
