Role Purpose
The Senior Quantity Surveyor is responsible for the commercial management of fit-out and refurbishment projects from pre-construction through to final account, ensuring financial performance, cost control, and contractual compliance. Working closely with project, design, and procurement teams, the role plays a key part in delivering projects on budget while maintaining quality and client satisfaction.
Responsibilities
- Lead the commercial management of multiple fit-out and refurbishment projects
- Prepare detailed cost plans, budgets, and tender documentation
- Manage procurement processes, including subcontractor selection and negotiation
- Monitor project costs, valuations, and cash flow throughout the lifecycle
- Produce and agree interim valuations, variations, and final accounts
- Ensure effective cost control and identify opportunities for value engineering
- Manage contractual obligations and mitigate commercial risk
- Provide accurate commercial reporting to senior stakeholders
- Build and maintain strong relationships with clients, consultants, and supply chain partners
- Support bid and pre-construction teams with cost advice and pricing strategies
- Mentor and support junior commercial team members
- Ensure compliance with industry standards, health & safety, and company procedures
Skills, Knowledge & Experience
Essential
- Proven experience as a Quantity Surveyor or Senior Quantity Surveyor within the UK construction or fit-out sector
- Strong commercial acumen with experience managing projects end-to-end
- In-depth knowledge of construction contracts (e.g., JCT)
- Experience in office fit-out, refurbishment, or commercial construction projects
- Excellent cost planning, budgeting, and financial reporting skills
- Strong negotiation and procurement experience
- Ability to manage multiple projects and priorities effectively
- Strong stakeholder management and communication skills
- Proficiency in relevant commercial and project management software
- Degree-qualified in Quantity Surveying or a related discipline
Desirable
- Experience delivering Cat A / Cat A+ office fit-out projects
- Previous experience working in central London or complex urban environments
- Knowledge of sustainable construction and ESG-led projects
- Experience within a design-and-build environment
- Membership (or working towards) of a professional body such as RICS
- Experience mentoring or leading junior commercial staff
- Familiarity with MEP-heavy or technically complex projects
