The Commercial Property Sales Consultant will lead sales and lettings activity across the Leeds commercial property market. The role requires strong commercial acumen, the ability to build relationships with business owners and investors, and the capability to manage complex sales transactions. The consultant will handle enquiries, conduct viewings, negotiate heads of terms, and support clients through acquisition or disposal processes.
Key Responsibilities
- Drive sales and lettings of commercial properties, including office, industrial, retail, and mixed-use assets.
- Proactively generate new instructions through prospecting, networking, and market research.
- Conduct market appraisals, pitch services to prospective clients, and secure new business mandates.
- Manage a pipeline of buyers, tenants, landlords, and investors to meet monthly and quarterly revenue targets.
- Negotiate offers and heads of terms, ensuring optimal outcomes for clients.
Client Relationship Management
- Provide strategic advice on pricing, market trends, asset positioning, and investment opportunities.
- Manage relationships with SMEs, corporate occupiers, landlords, developers, and investors.
- Maintain regular client communication to ensure seamless progression from instruction through to legal completion.
Market Knowledge & Advisory
- Monitor local and regional commercial property trends, comparable transactions, and competitor activity.

- Conduct viewings, inspections, and site visits, delivering professional presentations and advice.
Marketing & Property Promotion

- Ensure all property information is accurate, compliant, and effectively marketed via online portals, internal systems, and direct campaigns.
- Support the promotion of both vacant and investment properties through targeted outreach.
Compliance & Transaction Management
- Oversee negotiations through to exchange and completion, working closely with solicitors, surveyors, and external professionals.
- Ensure all activities comply with industry regulations (e.g., AML, GDPR, RICS guidance, CPD requirements).
- Maintain detailed records of enquiries, offers, and deal progression via CRM and agency software.
Skills & Experience Required
Essential
- 1 to 2 years' experience in commercial property sales, lettings needed.
- Solid understanding of commercial markets—offices, industrial, retail, or investment property.
- Strong negotiation and communication skills, with the ability to manage complex commercial deals.
- Ability to analyse market data, understand valuation principles, and present insights to clients.
- Full UK driving licence and access to a vehicle.
- Excellent organisation, time management, and professional presentation skills.
