Purpose of the Role/Role Overview

We are seeking an experienced and motivated Managing Quantity Surveyor or Commercial Manager to join our dynamic team. The successful candidate will play a key role in the financial management of contracts of various values, ensuring projects are delivered on time, within budget, safely, and to the client’s requirements—all in line with company procedures and objectives, with assistance where necessary.

General Duties/Key Responsibilities

  • Work closely with Commercial and Operational leads to ensure projects are delivered on time, within budget, and to the required quality standards, while safeguarding the financial interests of the company and client.
  • Client management – Ensure that clients' needs are fully understood and met.
  • Preparing timely valuations, in accordance with contract documents.
  • Recording and raising contract variations.
  • Client, subcontractor and supplier negotiations.
  • Subcontractor and supplier procurement.
  • Subcontract account management.
  • Raising subcontractor orders and payment certificates.
  • Preparing and submitting contractual notices to subcontractors and clients.
  • Maintaining accurate commercial reports – ie, CVR, Cashflow, CTC, Value for money reviews.
  • Set up files in line with the standard filing structure, in order to maintain a high standard of records and general efficiency.
  • Ensure that financial information is reported accurately and on time.
  • Working in accordance with company policies and operational processes as set out in the management system.
  • Adhering to all company policies and procedures.
  • Other ad hoc duties for the benefit of the company in line with the position held.
  • Management of junior staff (teams of 2 to 5).

Person Specification

  • Personality: Self-driven, results orientated with a positive outlook. Good planner and able to assess own performance. Reliable, tolerant, empathetic, team player. Sufficiently mobile and flexible to attend evening meets/forums and work unsociable hours from time to time. Well-presented and business-like. Excellent interpersonal and communication skills.
  • Personal Situation: Able to drive with clean driving license – Preferred but not a necessity. Able to commit to extended hours where necessary. Prepared to travel to various sites/offices, which may include long journeys. Ensure any required training and certificates are valid at all times. DBS certificate and your agreement to periodic checks may be required.

Specific Job Skills / Desired experience

  • Strong knowledge of JCT and NEC contracts.
  • Ability to accurately value works.
  • Ability to accurately measure works on site or from drawings.
  • Adept in the use of relevant Microsoft products, ie, Excel, Word, Outlook.
  • Familiar with Microsoft Project.
  • Previous experience in the Social Housing sector.
  • Previous experience managing large scale projects (£40m+).

Literacy and Numeracy

  • Good commercial awareness and numeracy skills.
  • Good report writer and good record keeper.
  • Ability to read and understand contract, specifications, drawings, letters, programme, reports etc.

Management Ability

  • Excellent people management skills, personable, and good communicator.
  • Able to maintain excellent Client and supply chain relationships.
  • Able to work to tight deadlines.
  • Able to performance manage personal and business goals.
  • Able to self-manage punctuality, attendance, and time.
