Role Objective
To ensure the smooth management of tenancies, both landlords and tenants receive exceptional customer service.
Key Responsibilities
- Communication: Keep all relevant parties informed about ongoing actions and updates.
- Record all communication using the company’s dedicated software system.
- Manage expectations of both Landlords and Tenants effectively.
- Oversee pre-tenancy arrangements including cleaning, safety certificates, gardening, and utility preparations.
- Organize annual safety certificates and book planned maintenance.
- Conduct property inspections and provide detailed reports to clients.
- Monitor contractor insurances and evaluate performance regularly.
- Respond promptly to maintenance issues and notify utility providers of occupancy changes.
- Arrange inventory check-ins and check-outs.
- Process contractor invoices while ensuring cost-effectiveness.
- Handle deposit negotiations with professionalism.
- Stay compliant with current and upcoming legislation.
- Raise work orders for maintenance and coordinate insurance claims.
- Collaborate effectively within a small, close-knit team.
- Assist the team, tenants, and landlords with tenancy renewals.
Skills and Experience Required
- Strong empathy and the ability to understand and address others’ perspectives.
- Excellent interpersonal skills and teamwork abilities, particularly in a small team environment.
- Proficient I.T. skills, including Microsoft Office and property management software.
