We are currently recruiting an experienced SMSTS Site Manager / Construction Manager / Principal Contractor Site Manager for a major fire alarm installation, emergency lighting upgrade, and suspended ceiling replacement project in a fully occupied commercial building. This is a high-responsibility out-of-hours delivery role (night shifts & weekends) requiring strong leadership, safety control, and full site ownership from start to finish.

Key Project Details

  • Start Date: 29th June 2026
  • Completion Date: 6th November 2026
  • Location: North West London (NW10)
  • Working Pattern: Out-of-hours construction (nights & weekends)
    • Mon–Thu: 6pm – 2am
    • Sat–Sun: 8am – 4pm

Role Responsibilities

  • Act as SMSTS Site Manager / Principal Contractor representative
  • Manage full delivery of fire alarm, lighting, and ceiling replacement works
  • Oversee subcontractors, supervisors, and specialist trades
  • Ensure compliance with CDM 2015, RAMS, permits, and all H&S regulations
  • Deliver daily briefings, inductions, and site documentation control
  • Monitor programme progress and drive completion to strict deadline
  • Maintain safe working practices in a live occupied building environment
  • Liaise with client, project teams, and stakeholders during live operations

Requirements

  • Valid SMSTS Certificate (essential)
  • Proven experience as a Site Manager / Construction Manager / Principal Contractor
  • Strong background in fire alarm installation / M&E / lighting refurbishment projects
  • Experience working in occupied buildings or live environments
  • Confident managing night shifts and weekend delivery programmes
  • Strong understanding of CDM 2015 and construction health & safety
  • CSCS Manager / Black Card preferred
  • Strong leadership, organisation, and communication skills
