Help us deliver safe, high-quality homes for our residents. Castles & Coasts Housing Association is looking for an experienced Operations Manager to lead the delivery of planned works through our in-house Castles & Coasts Services team. This is a key operational leadership role with responsibility for delivering our empty home repairs, planned maintenance, component replacement, cyclical and compliance programmes. You will lead supervisors, operatives and tenant liaison colleagues, alongside relevant subcontractors, ensuring our programmes are delivered safely, efficiently, within budget and to the quality our residents expect.

We are looking for someone who combines strong people leadership with a practical understanding of repairs and maintenance. You will be comfortable managing a busy operational service, using performance and financial information to make decisions, tackling problems quickly and creating a culture where colleagues take ownership for delivering a great service.

What you’ll be doing

  • Lead the day-to-day operational delivery of our in-house planned works, empty homes, cyclical, component replacement and compliance programmes.
  • Lead, support and develop supervisors, operatives and support colleagues, creating a positive, accountable and high-performing team.
  • Manage performance against programme, cost, productivity, quality, compliance and resident satisfaction measures.
  • Work closely with colleagues across CCHA to ensure works are properly planned, coordinated and communicated to residents.
  • Manage budgets and resources effectively, including labour, materials, plant and subcontractors, securing strong value for money.
  • Maintain high standards of health and safety, ensuring appropriate risk assessments, safe systems of work and statutory requirements are embedded in everyday delivery.
  • Use performance information, customer feedback and lessons learned to improve productivity, quality and the resident experience.
  • Take ownership when things do not go to plan, resolving service failures and complex cases and making sure we learn from them.
