- Transaction Managers have a national remit and are responsible for gaining a full understanding of the occupier’s requirements and alignment of the GPA (and wider Government) Portfolio to GPA Portfolio Plans by facilitating property solutions.
- Work alongside BNPRE to monitor current and future voids via the Transactions Tracker within the onboarded GPA estate and work closely with other members of the Investment and Property teams, wider GPA teams and government departments.
- For lease renewals or new requirements and in the absence of suitable space within the GPA portfolio the transaction manager seeks opportunities within the public sector estate, if there is no vacant space in the civil or public estate then space within the wider commercial market is sourced.
- Overseeing of land or lease acquisitions for new Government Hubs.
Key Responsibilities
- Instruct regional property searches for new requirements
- For all transactions, draft and manage instructions to legal advisors
- For Government Hubs
- Draft and submit all governance documentation, including detailed committee reports and present these to various committees and boards when required.
- Assist in the preparation and review of other approvals/reporting documentation including outline business cases, strategic business cases and ministerial updates
- Support the wider GPA team on portfolio projects.
- In partnership with BNPRE, legal advisors and clients, oversee lease exits at breaks and expiry in compliance with lease and statutory conditions
- Attend regular client meetings and embrace GPA values and behaviours to achieve the best outcomes for clients and the GPA.
- Provide commercial advice to clients on property transactions
- Track, maintain and deliver all commercial reporting requirements via completion of client trackers, budgets, disposals trackers and benefits tracker etc
- Draft Letters of Commitment and assist with the production of other client occupational documentation (TOA, FOA and MOTOS)
- Assist portfolio managers by providing market and asset advice along with instruction of regional searches to highlight availability in the market
