Site Manager (Solihull Retrofit/Construction)

Job Summary

We are seeking an experienced Site Foreman to oversee the day-to-day delivery of residential retrofit and energy efficiency projects.

This role is ideally suited to someone with a strong construction background and proven experience working within social housing, refurbishment, retrofit or occupied residential environments. You will be responsible for managing site activities, coordinating multiple trades, ensuring work is completed safely and to specification, and maintaining excellent relationships with residents, housing providers and project stakeholders.

A key part of the role is ensuring retrofit works are delivered with minimal disruption to residents whilst maintaining high standards of quality, compliance and customer satisfaction.

Key Responsibilities

• Manage the day-to-day delivery of retrofit and refurbishment projects.
• Supervise site operatives, subcontractors and installation teams.
• Coordinate multiple trades and ensure works are completed safely, efficiently and within programme.
• Review drawings, specifications and work schedules to ensure compliance.
• Monitor progress against project milestones and report on performance.
• Carry out quality inspections, snagging and compliance checks.
• Ensure all works are completed in line with contract requirements and retrofit standards.

Resident & Stakeholder Management

• Act as the primary site contact for residents, clients and housing representatives.
• Maintain a professional and customer-focused approach when working in occupied homes.
• Ensure residents are kept informed of planned works, timescales and site activities.
• Handle resident concerns, complaints and access issues professionally and proactively.
• Work closely with Resident Liaison Officers, Contract Managers and Client Representatives to ensure a positive customer experience.
• Ensure properties are left safe, secure and tidy at all times.

Health, Safety & Compliance

• Enforce all health, safety and environmental procedures on site.
• Conduct site risk assessments and ensure safe systems of work are followed.
• Deliver toolbox talks and site briefings.
• Ensure all operatives and subcontractors comply with company policies and statutory regulations.
• Report and investigate accidents, incidents and near misses.
• Maintain site records and compliance documentation.

Quality & Retrofit Standards

• Ensure works are completed to the required quality standards and specification.
• Monitor workmanship across all installation activities.
• Support compliance with PAS 2030, PAS 2035 and other retrofit requirements where applicable.
• Identify defects and ensure corrective actions are completed promptly.
• Assist with audits, inspections and project handovers.
• Support customer sign-off and completion processes.

Planning & Resource Management

• Coordinate labour, materials, deliveries and plant requirements.
• Monitor productivity and address issues that could impact programme delivery.
• Ensure materials are available and used efficiently.
• Resolve site issues quickly to minimise delays and disruption.
• Attend site meetings and provide progress updates to management teams.
• Proven experience as a Site Foreman, Site Supervisor or Working Foreman within the construction industry.
• Strong construction background with experience managing refurbishment, renovation, retrofit or residential projects.
• Experience working within social housing, local authority, housing association or occupied property environments.
• Experience supervising multiple trades and subcontractors.
• Excellent understanding of construction site health and safety requirements.
• Strong customer-facing skills and experience working directly with residents.
• Ability to read and interpret construction drawings, specifications and programmes.
• Strong organisational, leadership and problem-solving skills.
• Full UK Driving Licence.
• CSCS Card.
• SSSTS or SMSTS qualification.
• Experience delivering retrofit, decarbonisation or energy efficiency projects.
• Knowledge of PAS 2030 and PAS 2035 requirements.
• Experience overseeing insulation, ventilation, heating, renewable energy or fabric improvement measures.
• First Aid at Work qualification.
• Social housing maintenance or planned works experience.
• Experience working with Housing Associations, Local Authorities or Tier 1 Contractors.
• Retrofit qualification or awareness of Retrofit Coordinator processes.
