We're looking for a skilled and commercially focused
Quantity Surveyor – Minor Works & Voids to join our Repairs team.
In this role, you'll provide commercial management across responsive repairs, void property reinstatement, and minor works programmes, helping to ensure our homes are safe, compliant, and ready to let.
Working closely with operational teams, contractors, and key stakeholders, you'll oversee cost control, budget management, contractor performance, and contractual compliance, ensuring excellent value for money across repairs and maintenance services.
You'll play a key role in supporting the efficient turnaround of void properties, minimising rental loss and improving outcomes for residents.

Key Responsibilities
- Manage the commercial delivery of responsive repairs, void works, and minor maintenance projects.
- Support the efficient turnaround of void properties to achieve re-let targets and reduce void-related losses.
- Review, challenge, and approve contractor quotations using Schedule of Rates (SOR) and agreed pricing frameworks.
- Assess and certify contractor applications, invoices, and final accounts.
- Monitor and control budgets across repairs and void programmes, ensuring value for money.
- Manage and validate project variations in line with contractual requirements.
- Undertake site inspections to verify works, costs, quality, and compliance standards.
- Work collaboratively with Repairs, Voids, Lettings, Asset Management, and Finance teams to support service delivery.
- Administer repairs and maintenance contracts, ensuring compliance with contractual obligations and performance standards.
- Produce accurate financial reports, forecasts, cost analyses, and performance information.
- Challenge contractor costs and performance to drive efficiencies, improve outcomes, and reduce cost leakage.
- Ensure compliance with housing regulations, Health & Safety requirements, HHSRS standards, and internal policies.
- More About You
- Educated to GCSE level or equivalent in Maths and English (Grades A*- C)
- HNC, HND, Degree, or equivalent qualification in Quantity Surveying or a related discipline.
- RICS membership or working towards professional accreditation. (Desirable)
- IOSH or equivalent Health & Safety qualification.
- Understanding of housing standards and regulatory requirements, including HHSRS.
- Proven experience working within social housing, property maintenance, or local authority environments.
- Experience in a Quantity Surveying role within repairs, maintenance, voids, or construction
- Strong understanding of Schedule of Rates (SOR), ideally NHF Schedule of Rates.
- Experience managing budgets, cost forecasting, and financial reporting.
- Knowledge of repairs and maintenance contracts and commercial processes.
- Ability to challenge, negotiate, and scrutinise contractor costs effectively.
- Strong stakeholder management and communication skills.
- Advanced Excel and analytical skills.
- Knowledge of JCT and Term Maintenance Contracts.
