Key Responsibilities
- Contract Management
- Manage lift maintenance, repair, and servicing contracts to ensure contractual and statutory compliance.
- Monitor contractor performance through regular reviews, audits, and KPI reporting.
- Lead monthly contract performance meetings and oversee service improvement plans.
- Support procurement activities, including tender preparation, specification development, and contract mobilisation.
- Administer service agreements, schedules, specifications, invoices, and contract documentation.
- Compliance and Resident Safety
- Ensure compliance with all relevant legislation and industry regulations, including LOLER and PUWER.
- Manage and monitor lift inspection programmes and ensure defects are addressed within agreed timescales.
- Maintain accurate compliance records and certification.
- Provide technical advice on legislative changes and their impact on service delivery.
- Support health and safety compliance and resident safety objectives.
- Technical and Asset Management
- Monitor the condition and performance of lifts, hoists, and associated equipment.
- Support the development and implementation of Planned Preventative Maintenance (PPM) programmes.
- Assist with lift replacement and capital improvement projects.
- Conduct condition assessments and support stock condition surveys.
- Identify recurring maintenance issues and implement effective corrective actions.
- Monitor and control servicing, maintenance, and repair budgets.
- Scrutinise contractor invoices and payment applications.
- Produce financial reports and forecasts relating to contract expenditure.
- Ensure value for money is achieved across all service contracts.
- Performance Reporting
- Produce monthly KPI and compliance reports.
- Provide statistical analysis relating to maintenance activities, inspections, repairs, and contract performance.
- Maintain accurate databases and information systems.
- Report on risks, trends, and recommendations for service improvement.
- Stakeholder Engagement
- Liaise with residents, contractors, consultants, suppliers, and internal teams.
- Manage complaints and enquiries relating to lift services.
- Build effective working relationships with procurement, compliance, technical, and operational teams.
- Support resident engagement initiatives and ensure high standards of customer service.
