We provide highly personalised pathways for special school leavers, and we support them in the journey to become adults, and to live independent and fulfilling lives as far as possible.

Our main college is located on a 7 acre site with a wide range of accommodation for students to live and learn.

As part of the estates team, post holders will be skilled or semi-skilled in a tool-trade such as plumbing, carpentry or electrical work and be seeking an opportunity to use those skills as part of the management of the existing site, and support the process to move to a new site and continue the works there.

The Beaumont College family work closely together to provide opportunities for special school leavers to prepare for full and busy lives as adults.

Empathy, patience and understanding of special educational needs or a willingness and aptitude to learn are key to the postholders appointment.

About The Role

Reporting To: Business Manager and Executive Principal

The substantive role is Monday to Friday; alongside this there is a Duty Rota to support and respond to estates emergency situation such as a leaking pipe or power outage.

Salary – £27,300 - £30,300 – Depending on experience and qualifications

Job Responsibilities

  • Contribute to the development and delivery of the asset management strategy for building elements, fabric and structure, including living accommodation, roofs, windows, building envelope, rainwater goods, fire doors, washrooms & kitchens etc.

Ensure planned and reactive maintenance activities are effectively managed and delivered, in accordance with statutory legislation and industry standards.

  • Oversee and manage specialist service providers, ensuring maintenance and repairs are carried out to the appropriate standards, in accordance with the contract and health & safety legislation.

Minimise disruption to day-day business operations.

  • Ensure the planned and reactive maintenance programme for buildings is effectively delivered by the in-house fabric team. Monitor service standards, maintenance and workmanship.
  • Line management of the fabric team, providing daily guidance and direction.

Delegate tasks and workflows, analyse and manage performance, maintain high levels of productivity, adhere to HR processes and carry out regular inspections and performance reviews.

  • Effective scheduling and supervision of contractor works (planned and reactive), coordinating activities, issuing accurate instructions, maintaining good communication, monitoring quality control, addressing poor workmanship, providing technical guidance, acting as the clerk of works etc.
  • Maintain regulatory compliance for all maintenance and reactive operations, including contractor controls (RAMs, permits, inductions, supervision, safe systems of work etc).
  • Develop and implement effective emergency response procedures, may be expected to respond to out of hours attendance that require coordination and have the potential to disrupt business operations.
  • Effective trouble shooting and diagnostic of plant and system failures, maximising uptime and limiting the impact on business operations.
  • Effective procurement and management of reactive maintenance and minor works, developing specifications and scope of work, obtaining quotes, scheduling/programming work and managing implementation.

Timely delivery of projects, within KPIs and operating constraints.

  • Manage the effective delivery of the lift service to include planned and reactive maintenance, upgrades and asset replacement.
  • Procure and manage the cyclical decoration and upgrades (washrooms, kitchens etc) and deliver minor projects.

Maintain effective communication with key stakeholders and departments.

  • Maintain accurate internal and external compliance working collaboratively with Salutem Quality team to ensure compliance with CQC an Ofsted regulations.
  • Contribute to the annual budget planning cycle in relation to asset management and replacement. Validate payment claims and address invoice discrepancies with suppliers.
  • Proactive management of health and safety in line with current legislation and College policies; undertake risk assessments to support a safe environment for colleagues and Members.
  • Perform other related duties as determined by the Executive Principal and Business Manager

PERSON SPECIFICATION

  • Hold a practical qualification in one or more specialist building trades – NVQ / SVQ
  • CSCS card holder
  • Excellent, practical skills in specialist trade(s) and general maintenance
  • Physical ability to carry out practical work on a daily basis
  • Excellent dynamic and planned risk assessment skills with the ability to explain rationale as required
  • Knowledge of fire regulations and health and safety, relating to the maintenance and use of public/residential buildings, including higher-risk buildings.
  • Experience of undertaking building condition surveys, audits, producing reports to inform estates maintenance strategies, develop repairs/remedials specification and plan asset replacement.
  • Management experience with a track record of delivering service improvement, meeting contractual targets/KPIs and developing a high performing team.
  • Experience of asset management, managing specialist contractors and an in-house maintenance team.
  • Excellent technical and problem-solving skills, with use of IT software packages including building management systems.
  • Excellent interpersonal, teamworking and communication skills, including report writing and presenting data to inform decision making. Strong research and analytical skills.

  • Ability to establish, maintain, manage, monitor the legal and regulatory records required for college facilities
  • Excellent interpersonal skills
  • Good level of IT Skills, including company systems, able to keep accurate records of work completed.
  • Good level of oral and written communication
  • Extensive knowledge of relevant Health and Safety legislation/regulations with proven ability to manage and monitor and working alongside Head Office Policy and Procedures.
