The post holder will undertake complex planned and non-routine reactive maintenance work and repairs to maintain the building engineering plant, equipment and systems to a high standard throughout the Trust, in order to ensure safe operation, serviceability and compliance with statutory and mandatory regulations. This will include support to other Estates Operatives and the Estates Helpdesk.

Under management direction and in conjunction with the Estates Officers, plan, lead and deliver the repair and Planned Preventative Maintenance (PPM) of mechanical and electrical services.

The post is a “hands-on” position and the post holder will possess the skills to carry out planned and reactive maintenance tasks as part of the role in leading, supporting and training the team and its designated activities to ensure compliance with statute and best practice.

Support the development of a multi-skilled approach to the provision of mechanical/electrical services.

To undertake “Competent Person” duties for Mechanical and water systems as defined in HTM’s. The post holder will respond to Helpdesk reactive maintenance/breakdown calls and carry out remedial works as necessary, providing accurate feedback information to customer and Helpdesk.

  • Diagnose and solve a wide range of complex technical issues and repair faults in mechanical and engineering installation, plant and equipment, finding solutions and pass on knowledge to others.
  • Completion of all designated maintenance tasks in line with statutory requirements, and to a high standard.
  • Following appropriate assessment and training, will be appointed by the Trust and act as a Competent Person for a range of systems including Ventilation, Water and LV electrical systems.
  • Carry out repairs, maintain and efficiently run plant and equipment and use multi-faceted equipment.
  • To support the Estates Officer (operations). This may require participation in meetings, communication with contractors and advice on site arrangements and engineering systems issues in relation to surveys by external agencies and surveyors.
  • Liaise with company representatives regarding the operation, repair and servicing of specialist equipment and implement contracts as necessary to ensure the best service with respect to cost, quality and performance is achieved.
  • To report to their line manager any maintenance defects observed, faulty or damaged equipment and forward any suggestions they may have to improve the maintenance service.
  • Maintain sustained focus during complex fault-finding tasks, effectively managing unpredictable inspections and responding promptly to emergency interruptions without compromising accuracy.

The post holder will be part of the on-call roster responding to emergency calls from the on-call manager and provide an effective and timely out of hours’ emergency repair service to a range of engineering systems, taking appropriate action to make safe or repair, communicating and advising those affected, i.e. staff, patients, visitors etc.

  • Maintain and control stock levels of all spares.
  • To work under management guidance without direct supervision or as part of a team and in conjunction and co-operation with contractors on site to assess, prioritise, organise and perform the required work.
  • Coordinating activities with other works disciplines to ensure efficient and safe working practices are achieved and observed at all times.
  • Carry out risk assessments to ensure compliance with Health and Safety at Work Act (HSWA). Carry out remedial works as required.
  • Ensure compliance in line with all processes/procedures and policies that meet organisational standards/requirements including but not limited to our Health & Safety Policy/HSE/HTM’s (Health Technical Memoranda). Ensuring new or revised policies are implemented within own work areas.
  • As directed by the Head of Estates / Works Officers / Line Manager, to manage, coordinate or supervise works with external contractors or colleague teams as required to complete tasks in line with schedules of works.
