We are seeking a qualified and commercially astute Commercial Manager to lead the commercial management and administration of a major NEC4 contract portfolio valued at approximately £140 million annually. The successful candidate will be responsible for maintaining robust commercial governance, ensuring contractual compliance, and managing commercial processes through contract management software.

We are looking for an experienced professional with strong financial and analytical skills who can provide commercial stewardship across Hard and Soft FM service delivery. This role will work closely with a range of internal and external stakeholders to maximise commercial value, manage contract obligations, and support the successful delivery of contractual commitments.

Key Responsibilities

  • Lead the commercial management and administration of NEC4 contracts, ensuring compliance with contractual terms and obligations.
  • Manage contract governance processes, including the preparation and submission of contractual notices, change requests, and claims.
  • Support NEC4 deliverables across both Hard and Soft FM services delivered through exclusive and non-exclusive delivery models.
  • Price contractual variations and assess their commercial and financial impact.
  • Utilise contract management software to maintain accurate contract documentation, records, reporting, and audit trails.
  • Monitor contract performance against key milestones, deliverables, and performance indicators.
  • Support financial management activities, including cost tracking, budgeting, forecasting, invoicing, and contract variation reporting.
  • Identify commercial opportunities and improvement initiatives that enhance contract performance and operational margins.

Professional and Personal Competencies/Qualifications

  • Qualified Quantity Surveyor or Commercial Manager.
  • Proven experience in commercial contract management, ideally within the Facilities Management sector.
  • Strong understanding of NEC4 contracts and their practical application.
  • Experience managing contracts within government or public sector frameworks, including CCS frameworks.
  • Excellent communication and stakeholder management skills.
  • Strong analytical capability with the ability to collate, interpret, and present commercial data and management information.
  • Experience producing commercial reports, notices, and performance analysis.
  • Ability to influence and engage effectively with internal and external stakeholders on commercial matters and service performance.
  • Demonstrable experience using data analysis to identify service improvements and drive positive commercial outcomes.
  • Previous team management experience would be advantageous.
  • Full UK Driving Licence and willingness to travel as required.
  • Ability to obtain and maintain BPSS Clearance.
