Block Property Manager - Home Based Location: Home-Based
Hours: 37 hours per week, Mon - Thurs 9-5.30pm and Fri 9-5pm (can start from 8am if preferred)
Salary: Β£38,000 + excellent company benefits
Portfolio : 14 developments across L eeds/Stoke/Birmingham
Client base: RMCs & RAs mainly
Holidays : 33 days including bank holidays, which increases with length of service
About the Role
We are looking for an experienced Property Manager to manage an assigned portfolio of residential developments, ensuring properties are well maintained, compliant and financially well managed while delivering a high level of service to clients and leaseholders.
Key Responsibilities Manage a portfolio of residential properties and maintain strong relationships with clients, leaseholders, contractors and residents.
Oversee day-to-day property management, including maintenance, repairs and contractor management.
Carry out regular site inspections and ensure issues are followed up and resolved promptly.
Prepare and manage service charge budgets, accounts and expenditure.
Monitor service charge payments and work with relevant teams to address outstanding balances.
Ensure properties comply with relevant legislation, health & safety requirements and lease obligations.
Manage insurance policies, claims and associated works.
Coordinate major works projects with clients, contractors and project teams.
Arrange and oversee maintenance and service contracts, including cleaning, gardening, lifts and other communal services.
Read and interpret leases, contracts and other relevant legal documents.
Organise and attend AGMs, EGMs, directors meetings and residents meetings, including preparing minutes and following up actions.
Maintain accurate property records, databases and documentation.
Manage and support Property Management Assistants, ensuring workloads and service levels are maintained.
Liaise with solicitors and other professional advisers where required.
Maintain professional and timely communication with all stakeholders.
About You Previous experience in residential property management is essential.
Strong knowledge of property management, service charges and leasehold matters.
Excellent communication and organisational skills.
Confident dealing with clients, leaseholders, contractors and professional advisers.
Good understanding of health & safety and relevant property legislation.
Ability to manage multiple properties and competing priorities.
Proactive, professional and customer-focused approach.
Full UK driving licence required for site visits and meetings.
