Our client is a family-owned leader in high-quality commercial cleaning across the North West. With a reputation built on long-term partnerships, exceptional service, and a passionate, well-trained team, they are now seeking a dynamic, results-driven Business Development Manager to lead market expansion across the region.
This role is ideal for someone energised by building a sales pipeline from the ground up. While some warmer or direct enquiries are received, the Business Development Manager will be accountable for proactively sourcing, developing, and converting new business opportunities through targeted outreach, networking, and strategic prospecting. The role is hybrid and requires regular travel and client site visits across the region.
Success will be driven by self-generated new business activity. This is a purely proactive, new business development role with no expectation of account management or reliance on warm leads.

Are you the right person for the job?
- A strong B2B sales background is essential
- Around 5 years experience is ideal, although strong candidates with slightly less experience but a proven track record will be considered
- Experience selling services rather than physical products, ideally including telephone sales, securing meetings and in-person face-to-face sales
- Experience driving business growth within soft FM services, but not essential
- You must live within a commutable distance of our clients Stockport (SK3) head office
- Strong communication, negotiation, and presentation skills
- Self-motivated, resilient, and able to work independently
- Excellent relationship builder with a trustworthy, professional approach
- Full UK driving licence and willingness to travel across the region
- Enhanced DBS certification will be required
- Strong strategic thinking, project management, and commercial awareness
- Networking skills and ability to build professional relationships internally and externally
- Comfortable working in a target-driven, new-business-focused role with a high level of personal accountability
- Must be highly proactive and comfortable working in a role where success is driven entirely by self-generated activity and outbound sales effort
- This role is not suitable for candidates who require significant hand-holding or extensive training, as a high level of autonomy is expected from day one.
- Company, product and system training is provided as standard, but the role requires individuals who can apply this quickly and operate independently
- Candidates should be comfortable operating in a fast-paced, high-activity environment with significant outbound volume and performance expectations
What will your role look like?
- Generating all new business activity through self-driven outreach and prospecting
- Identifying and pursuing new business opportunities across commercial and corporate sectors, including offices, education, and healthcare
- Building and managing a strong sales pipeline through networking, research, and proactive outreach
- Delivering against clearly defined, measurable, and achievable performance targets
- Negotiating contracts and securing profitable new business
- Maintaining ongoing relationships with significant clients, ensuring contracts are renewed when they fall due and identifying opportunities for further growth
- Preparing and delivering presentations to clients and senior management, and providing regular reports on sales pipeline and BDM activities
- Working closely with operations and finance teams to ensure seamless onboarding of new contracts and alignment across the business
- Train team members where applicable and ensure staff across the organisation understand their role in supporting new business growth
- Keep abreast of market trends, competitors, and industry developments, and attend seminars, conferences, and events to build your professional network and the company profile
- Seek opportunities to improve business processes and operational efficiency
- Maintain a consistently high level of outbound activity, including telephone prospecting, networking, and direct outreach, in line with a highly proactive sales environment
Reporting & Authority
- Reports to the Board of Directors and is a member of the Middle Management Team
- Authority to negotiate contracts, manage sales pipeline, and allocate resources within budget limits
- All activities must comply with company policy, legal, and regulatory requirements
