Our client is a leading residential construction and development contractor with over 70 years of heritage delivering high-quality projects across the UK. Operating throughout the Build to Rent, affordable housing, student accommodation, multi-family and specialist living sectors, they have established a reputation for delivering complex, high-specification developments through collaborative partnerships and exceptional project delivery.

With a strong pipeline of major residential schemes and continued business growth, they are now looking to appoint an experienced Commercial Director to lead their commercial function and support the successful delivery of high-value projects across the North West.

The Role

As Commercial Director, you will provide strategic leadership across the commercial function, taking overall responsibility for commercial performance, risk management, contractual compliance, and profitability across a portfolio of major residential developments. You will work closely with the Board of Directors, operational teams, and clients, ensuring robust commercial governance while driving business performance and maintaining long-term client relationships.

Key responsibilities include:

  • Leading and developing the commercial team across multiple high-value projects
  • Providing strategic commercial leadership from pre-construction through to final account
  • Managing commercial risk and protecting the company's contractual position
  • Leading and overseeing Extension of Time (EOT) Claims
  • Managing and negotiating complex construction claims and dispute resolution
  • Reviewing, preparing, and negotiating contractual documentation
  • Leading commercial strategy on major Build to Rent and high-rise residential developments
  • Working closely with legal advisors, consultants, and clients on contentious commercial matters
  • Driving profitability through effective cost management and commercial controls
  • Overseeing CVRs, forecasting, cash flow, procurement, and final accounts
  • Mentoring and developing senior commercial staff across the business
  • Supporting business growth through strategic client engagement and tender reviews

The Ideal Candidate

The successful Commercial Director will have:

  • Previous experience as a Commercial Director, Head of Commercial, or Senior Commercial Manager within the construction industry
  • Extensive experience delivering high-rise Build to Rent residential developments
  • Proven expertise managing complex construction claims
  • Significant experience preparing and negotiating Extension of Time (EOT) Claims
  • Cladding-related claims experience would be highly advantageous
  • Strong understanding of JCT contracts (NEC experience also beneficial)
  • Excellent commercial, contractual, and financial management skills
  • Experience leading large commercial teams and developing high-performing individuals
  • Outstanding negotiation, communication, and stakeholder management skills
  • Ability to influence at Board level and provide strategic direction across the business
  • Degree qualified in Quantity Surveying, Commercial Management, or a related discipline (MRICS desirable)
