PROPERTY MANAGER

ROLE OVERVIEW
You will take ownership of a mixed residential and mixed-use portfolio in and around Reading, building trusted relationships with leaseholders, residents, freeholders and contractors. You will be the point person for day-to-day management, compliance and communication, making sure buildings are safe, well-maintained and financially sound.
Working within a supportive, close-knit team and the wider Odevo network, you will balance on-site presence with focused desk time. You will turn issues into outcomes, spot risks early, and create clear action plans that keep your portfolio running smoothly.
ROLE EXPECTATIONS
Most days you will prioritise resident requests, progress maintenance and compliance actions, review budgets and instruct contractors. You will plan and attend site inspections, produce follow-up reports, and keep stakeholders updated. You will manage timelines, track KPIs and collaborate with colleagues in finance, customer service and compliance to deliver a consistent, high-quality service.
WHAT SUCCESS LOOKS LIKE
Residents and clients feel informed, respected and confident in the management of their buildings.
Service charge budgets are accurate, transparent and delivered within agreed tolerances.
Compliance actions and H&S requirements are completed on time with clear audit trails.
Maintenance issues are resolved quickly, with proactive plans reducing reactive spend.
Meetings, inspections and reports are completed to schedule and to a high standard.
Supplier performance is well-managed, delivering value for money and reliable outcomes.
HOW YOU'LL SPEND MOST OF YOUR TIME
Planning and conducting regular site inspections, producing clear reports and action plans.
Managing reactive and planned maintenance, instructing and overseeing contractors.
Preparing, monitoring and explaining service charge budgets and year-end accounts.
Handling resident and client communications, queries and complaints with empathy and clarity.
Coordinating compliance and building safety actions, maintaining accurate records.
Organising and attending meetings (AGMs, client reviews), with timely minutes and follow-up.

EXPERIENCE THAT HELPS
Managing residential blocks or mixed-use developments with leasehold frameworks.
Building safety and compliance coordination, including planned maintenance oversight.
Service charge budgeting, variance analysis and liaison with finance teams.
Confidence interpreting leases and leading consultations, including Section 20 processes.
Using property management software and collaboration tools to keep work visible and on track.
