This role will involve:
- Supporting the delivery of excellent, consistent, and responsive customer service to residents or contractors during working hours over the phone and face to face.
- Working alongside the Property Manager and the resident Directors of the Right To Manage Company.
- Checking bin stores daily and removing any waste from floors. Rotating bins and have them ready for waste collection.
- Carrying out a regular litter pick of the external grounds. Keep clean and brush all external pathways, signage, communal doors, car park railings, car park area as required but at a minimum weekly.
- Carrying out and recording daily health and safety checks of all communal areas of block and external areas including the car parks, reporting any breaches of the lease, maintenance issues, hazards, or repairs and checking that the property is safe and secure.
- Carrying out testing of equipment on site in accordance with British Standards and carrying out recommended checks of other plant and machinery.
- To effectively use relevant ICT systems and assist in the creation, development and maintenance of records and information that supports and broadens the scope of information relating to the scheme.
- Acting in the event of an emergency and call the appropriate authorities where necessary. Work with the team in dealing with and recording such events.
- Liaising with all Kingston appointed contractors carrying out communal services and maintenance when they arrive on site and keep a note of dates visited and details of visits.
- To contribute to initiatives for the scheme and enhancement of service delivery.
- To continually seek to improve the quality of services to customers.
Successful candidates will need:
Essential:- Good standard of general education
- Experience of working with the public
- Ability to recognise the diverse needs of customers and uses diplomacy in interactions.
- The ability to communicate clearly orally and in writing.
- Possesses a degree of empathy with residents.
- Self-motivated with the ability to work unsupervised.
- Positive can-do attitude
- General knowledge of maintained services in communal buildings
- First Aid Certificate.
- Basic computer skills for communication.
- Able to see the big picture and willing to contribute to development and delivery of services across different disciplines.
- Experience of dealing with contractors and service providers.
