The Role:
This is a senior role offering the opportunity to combine technical building surveying expertise with project leadership, strategic advisory responsibilities and team management. Reporting directly to the Directors, you will act as the technical lead for the surveying function, providing professional guidance across a diverse portfolio of commercial development and refurbishment projects. You will oversee projects from initial feasibility and acquisition through to planning, construction, completion and handover while advising senior stakeholders on technical, statutory, contractual and commercial matters.
Key Responsibilities:
- Act as the senior technical lead, providing guidance, mentoring and quality assurance across the surveying team.
- Advise Directors on statutory compliance, planning, Building Regulations, fire safety, contracts, development risk and commercial decisions.
- Lead projects throughout the full development lifecycle, from acquisition and feasibility through planning, design, construction and handover.
- Manage and coordinate multidisciplinary consultant teams, ensuring technical compliance, programme delivery and project quality.
- Prepare and review specifications, tender documentation, technical reports and contract documentation.
- Undertake pre-acquisition surveys, schedules of condition, defect analysis and building pathology investigations.
- Oversee planning applications, statutory approvals and specialist consultant reports.
- Administer building contracts, monitor project progress and manage change control, quality, risk and compliance.
- Provide technical input into cost planning, value engineering, contractor valuations and development viability.
- Lead practical completion, defects management and project handover.
- Build and maintain strong client relationships while supporting business development opportunities.
- Promote technical excellence, continuous improvement and compliance with RICS professional standards.
About You:
The successful candidate will be an experienced Building Surveyor with strong technical expertise, commercial awareness and proven experience managing projects throughout the development lifecycle.
Essential:
- Degree qualified in Building Surveying or a related discipline.
- Ideally Chartered (MRICS) or working towards Chartered status.
- Minimum 5 years' experience in Building Surveying within the commercial property sector.
- Extensive experience of pre-acquisition surveys, schedules of condition and defect analysis.
- Strong knowledge of building pathology and construction technology.
- Experience managing commercial refurbishment and development projects.
- Sound understanding of Building Regulations, Planning legislation and CDM Regulations.
- Experience preparing specifications, tender documentation and administering building contracts.
- Ability to manage multidisciplinary consultant teams.
- Excellent report writing and communication skills.
- Strong commercial awareness with the ability to assess development risk.
- Excellent organisational and project management skills.
Desirable:
- Client-side project management experience.
- Experience advising senior stakeholders or Directors.
- Knowledge of JCT contracts.
- Experience mentoring junior surveyors or leading technical teams.
