You will lead a high-performing regional portfolio, bringing experienced leadership, sound judgment and a calm, solutions-focused approach to complex residential property management. As the senior point of accountability across your region, you will set standards, build trusted client relationships and ensure our residents experience outstanding service every day.

This is a people-first leadership role. You will coach and develop a team of property managers, drive operational excellence, oversee financial performance and compliance, and partner with clients, residents and suppliers to deliver great outcomes. Your professionalism and presence will inspire confidence, while your attention to detail and commercial acumen will safeguard quality, safety and value.

ROLE EXPECTATIONS

Most days you will balance coaching your team with hands-on oversight of your regional portfolio: reviewing budgets and KPIs, resolving escalations, visiting key sites and meeting clients. You will lead on health and safety, risk and compliance, ensure accurate service charge management, and champion continuous improvement across processes, systems and supplier performance.

  • Owning client relationships: running reviews, presenting performance, resolving issues and shaping portfolio strategy.
  • Overseeing financial performance: budgets, service charges, forecasting, arrears and authorising major spend.
  • Managing risk and compliance: audits, health and safety, incident response and continuous improvement actions.
  • Visiting sites to assess standards, meet residents/directors and support major works and planned maintenance.
  • Driving operational efficiency: optimising processes, data quality, supplier performance and system adoption.
