You will take the lead on a large and complex development in Greenwich, London, delivering exceptional service to residents and stakeholders while guiding the scheme through its phased handovers. You will blend strategic oversight with hands-on management, coordinating multiple service charge schedules and ensuring clarity, value and compliance across the board. You will act as the central point between residents, contractors, the on-site team and the developer. Regular site visits will keep you close to the detail, while your strong communication and customer focus maintain confidence throughout every phase.
This is a fast-paced, high-responsibility role requiring strong leadership, sound judgement and commercial awareness.
You will:
- Take full ownership of your portfolio, ensuring consistently high service delivery
- Lead, support and mentor junior team members
- Build strong, trusted relationships with clients, residents and stakeholders
- Oversee budgets, forecasts and financial performance with accuracy and control
- Manage major works projects and Section 20 consultations end-to-end
- Ensure full compliance with H&S, legislation and industry best practice
- Proactively identify risks, resolve issues and drive improvements.

Most weeks, you will be:
- Managing and overseeing a residential property portfolio
- Supporting and mentoring Property Managers and team members
- Attending client meetings, AGMs and board presentations
- Reviewing budgets, forecasts and financial performance
- Overseeing major works and contractor performance
- Conducting site visits and ensuring compliance standards are met
- Providing expert advice on leasehold legislation and best practice
You will work in a hybrid way, with a mix of home working, time in the office and site visits as required, trusted to manage your time and priorities effectively.
This role suits someone who:
- Has strong experience in residential block/property management
- Has previously operated at Senior Property Manager level or is ready to step up

Proven experience managing residential portfolios, experience mentoring or managing team members, strong understanding of Landlord & Tenant Act and leasehold legislation, knowledge of RICS, ARMA and industry best practice, experience with Section 20 consultations and major works, TPI qualification (or working towards) are beneficial.
