The Land Development and Portfolio Manager ensures sites are development-ready by managing land development activities in alignment with capacity delivery schedules, you will combine your real estate development knowledge with tech industry savvy to ensure we have a healthy portfolio of sites ready for development to support Google's growth.
You will work with specific project teams on site development, delivering off-site utility infrastructure, managing relationships with local officials, utilities, and AHJ's (Authority Having Jurisdiction), and presenting portfolio recommendations to our Tech leadership.

Minimum qualifications: Bachelor's degree or equivalent practical experience.
6 years of experience negotiating and structuring agreements or leading business development.
Preferred qualifications: Experience in land development, zoning, entitlement approvals, site clearing, permitting, and managing easements.
Experience managing utility agreements and energy-related issues.
Experience in financial modeling and implementing clean energy initiatives.
Proven track record in negotiating and program managing utility infrastructure, supply, and service agreements with Authorities Having Jurisdiction (AHJs) and utility providers.
Strong project management skills with a history of aligning development activities with capacity planning schedules and delivery timelines.
Exceptional communication and negotiation skills to effectively collaborate with internal technical, planning, and public affairs teams as well as external partners and municipalities.
Responsibilities: Work with internal and external technical teams to identify, define, and pursue new site expansion projects and initiatives necessary to meet Google's ongoing data center needs, including the procurement of infrastructure for existing and new sites.
Serve as a commercial liaison between vendors and internal stakeholders.
Develop and work on regional or market segment strategy for long-term infrastructure development programs.
Influence third-party strategy at the executive level.
Negotiate agreements with all types of vendors. Lead the development of agreements with vendors, landowners, and key suppliers for space and utility services.
Develop and implement metrics for mapping, tracking, and lead portfolio management issues regarding site/infrastructure development.
Manage the delivery of impact studies (e. g., grid and traffic), secure zoning and entitlement approvals, execute, vacate, or relocate easements, and support Fe P site clearing and permitting assistance.
