A national independent property development company in Oxfordshire is looking for a Head of Property for new and re-sale properties at over 50 sites in the south of the UK. You will be responsible for all aspects of the business, ensuring that it offers a first-class resales and new home sale service to all existing and future clients and becomes the agent of choice for the sale of all homes.
As well as acting as line manager for all staff and running all day-to-day business operations, the Head of Property also functions as a director on the board and makes a significant contribution to the strategic development of the business. Offering an effective and high performing in-house agency to leaseholders and new business partners is a key priority.
Responsibilities:- To lead on all aspects of the Property business.
- To provide expert analysis and advice to the company with regards to property sales.
- To identify all opportunities for business growth (revenue and profit) to maximise performance and lead to the future success of the company.
- Working with the Property teams as necessary to implement initiatives and monitor their success.
- To optimise the number of properties in the Property pipeline, ensuring maximum property values within the portfolio.
- To ensure an excellent level of customer service is always delivered to clients, contributing to the reputational development of the brand.
- To act as line manager for Property personnel, ensuring performance and offering day to day support and guidance and compliance with all HR requirements.
- To lead on the annual budget setting process, and to manage all expenditure to ensure profitability.
- Reporting to the board of directors on a regular basis.
- To lead on all creative strategy for marketing and PR, liaising with external consultants where required.
- Overseeing marketing strategy and marketing campaigns for both property re-sales and new home sales.
- To ensure that the website is developed and maintained to maximise reach to existing and new clients.
- To promote the Property service both internally and externally.
- To maximise pipeline and market share from the property portfolio and to further develop external business partnerships and growth opportunities.
- To work closely with the Executive and senior team within Property to ensure seamless delivery of the aims and objectives of both organisations.
- To ensure that all Property activity remains aligned with the company's core values.
- To ensure compliance with all requirements of The Property Ombudsman code of practice.
Experience and the confidence to engage with internal and external customers in a group setting, including running presentations and providing reports. The ability to operate at board level, contributing to and leading on board discussions. Ensuring effective governance of the company. Experience in developing, implementing, and monitoring a marketing and sales strategy for high quality homes. Excellent customer service skills. Experience in a similar environment and with a similar age group would be an advantage. You can deal with enquiries and potential leads quickly and effectively and ensure your team does the same. Extensive experience in a sales environment. You must be able to demonstrate a successful history of selling high quality homes, and the associated retirement lifestyle, maximising valuations. You need to have exceptional communication skills and foster good and supportive working relationships whilst maintaining professionalism. You need to be able to manage, dissolve conflict, and maintain strict confidentiality and be an excellent listener.
Salary offered is c£50k, paid mileage, life assurance and company pension and excellent working environment in the Office with the team, home working and field-based visits to company sites. Monday - Friday 9am - 5pm based in Oxfordshire.
