About Carlton Estates
Carlton Estates is a fully independent, family-run estate agency based in Narborough, right next to the train station. The team covers residential sales and lettings across Leicestershire, and the lettings side now manages over 400 properties. It's a small enough team that your work gets noticed.
The role
This role sits at the centre of the managed lettings book, supporting landlords and tenants through the everyday reality of renting a property. You'll coordinate maintenance, compliance and inspections across a portfolio of 400+ homes, working closely with contractors, inventory clerks and the wider team. This role will have a particular emphasis on handling maintenance issues.
You’ll
- Manage tenancy support and property maintenance in line with signed Terms of Business
- Coordinate contractors and outsourced trades to keep repairs on time and to standard
- Ensure every property holds current EPC, gas safety and electrical safety certificates
- Arrange inventories, check-ins and check-outs with the inventory clerk and tenants
- Carry out routine property visits and report findings back to landlords
- Negotiate and mediate deposit releases between landlords and tenants
What you'll bring - essential
- Previous experience in residential property management or lettings administration
- Working knowledge of current lettings legislation, including EPCs and safety certification
- Full UK driving licence and access to your own vehicle
- Confident use of Microsoft packages with good keyboard skills
- Experience coordinating contractors or maintenance work to a deadline
Useful, not essential
- Previous use of Alto and CFP Winman
- Familiarity with Fixflo and Propoly
- Experience with general lettings viewings and negotiation
- Experience conducting fire safety checks on managed blocks
Benefits & culture
Financial: £27,000-£30,000 per annum, depending on experience.

Working arrangements
Location: Narborough, Leicestershire | Office-based
Contract: Permanent | Full-time, 37.5 hours, Mon-Fri 9am-5.30pm, or part-time Mon-Fri 9.30am-2.30pm
Saturday working: Two Saturdays a month on either schedule, always planned in advance
Travel: Full UK driving licence for property visits with access to the company vehicle
