This is a newly created Commercial Director role in our Property Services division, spanning surveying, fire safety, risk and broader professional property services. You will not be selling a single technical discipline; instead, you will architect and run the commercial engine that helps our technical leaders win and deliver complex, multi-service solutions into sophisticated buyers across local authorities, public sector frameworks, developers and other institutional clients. You will bring commercial discipline to a business rich in technical credibility, translating that trust into scalable, repeatable growth.
You will introduce rigour around CRM usage, bid governance, pipeline visibility and KPI reporting, while partnering closely with technical experts who currently hold senior client relationships. With no direct reports at the outset, you will operate with high autonomy to identify what the business really needs, implement the right tools and rhythms, and build the case for a team over time, working in step with a growing, central quoting and proposals capability that will leverage AI. You'll report to the CEO and CCO on commercial performance, help shape the future commercial structure across the group, and spend regular time in Scotland to build strong relationships with the leadership team. Scotland preferred; England considered for the right person.
HOW YOU'LL SPEND MOST OF YOUR TIME
- Partnering with technical leaders on live pursuits, shaping win themes, pricing and bid strategy
- Implementing CRM standards, pipeline stages and reporting dashboards that drive the right actions
- Running a consistent bid governance cadence: qualification, approvals and risk reviews on major opportunities
- Building proposals playbooks, reusable content and pricing models with the central quoting/proposals team
- Creating simple, meaningful KPIs and monthly performance packs for the CEO and CCO
- Mapping target frameworks, key accounts and routes to market, then building campaigns with measurable milestones
WHAT SUCCESS LOOKS LIKE
- A visible, trusted commercial rhythm is in place, forecast accuracy improves and surprises reduce
- Complex opportunities are qualified earlier, bid strategies sharpen, and win rates rise on target frameworks and key accounts
- CRM adoption is embedded, with clean data and dashboards that leaders actually use
- A light but effective bid governance model consistently improves margins and delivery handover
- Revenue growth, margin improvement and commercial KPIs track to plan, with issues surfaced early
WHO THIS ROLE IS FOR
- You're entrepreneurial and hands-on, equally comfortable setting strategy and rolling up your sleeves
- You balance commercial savvy with people skills, earning trust from senior technical stakeholders and complex clients
- You thrive building from a low base, prioritising what matters and sequencing change sensibly
- You see sales as a team sport, aligning delivery, commercial and technical inputs to win and keep great work
- You prefer outcomes over theatre: lightweight processes that improve decisions, speed and margins
EXPERIENCE THAT HELPS
- Leading sales operations or commercial excellence in FM, engineering consultancy, outsourced services or technical consultancy
- Selling multi-service or consultancy solutions into local authorities, public sector frameworks and developers
- Implementing CRM standards, pipeline governance and data-led forecasting that leaders trust
- Shaping bid strategies and approval processes on high-value, multi-stakeholder opportunities
- Standing up proposals content libraries, pricing models and pursuit playbooks that reduce cycle time and lift win rates
WHAT WE OFFER
- Competitive salary, aligned to experience
- 25 days holiday plus bank holidays
- Annual salary review
- Salary sacrifice scheme and option to buy or sell annual leave
- Life assurance and private healthcare
- Wellbeing support and employee extras (Spectrum Life)
- Free eye tests and Cycle to Work scheme
- Fully funded learning, development and professional training
- Employee referral scheme with rewards up to £1,500
