Hours: Monday - Friday 9-5.30pm

Overview

An exciting opportunity has arisen for an experienced Block Property Manager to oversee a portfolio of approximately 300-400 residential units across residential developments. The successful candidate will be responsible for delivering a high standard of block management services, maintaining strong relationships with leaseholders and directors, and ensuring compliance across all aspects of property management. This role would suit a proactive, organised and confident individual who enjoys autonomy and takes pride in managing developments to a high standard.

Key Responsibilities

  • Managing a residential portfolio across multiple developments
  • Liaising with leaseholders, residents, Freeholders and Boards of Directors
  • Handling day-to-day maintenance issues and general queries
  • Instructing and liaising with contractors to carry out necessary repairs
  • Obtaining quotations, sourcing contractors and overseeing works through to completion
  • Conducting regular site inspections and producing detailed reports
  • Managing major works projects and liaising with Chartered Surveyors where required
  • Administering Section 20 consultation procedures
  • Attending and chairing client meetings and evening AGMs
  • Setting annual service charge budgets and issuing demands
  • Assisting with service charge and ground rent collections and arrears management
  • Responding to solicitor enquiries and handling post-sale documentation
  • Interpreting leases and issuing notices in cases of breach
  • Managing all aspects of Health & Safety compliance, including Fire Risk Assessments
  • Administering contractor and utility contracts, including renewals
  • Managing insurance renewals and claims

Ideal Candidate

  • Previous experience in block/property management (essential)
  • Excellent organisational and time management skills
  • Confident communicator with the ability to manage client expectations
  • Proactive approach with strong problem-solving skills
  • Experience using Property Management software
  • Ability to manage workload independently within a fast-paced environment
