We are seeking a proactive and experienced Contracts Manager to join AJS Construct. In this pivotal role, you will take full ownership of multiple projects simultaneously - ranging from £50,000 to £4 million - driving delivery from inception through to successful completion. You will lead projects across our core sectors: commercial office fit-outs, high-end refurbishments, design-and-build, heritage, and industrial construction. Working in partnership with our Operations Director and commercial team, you will ensure our high standards for safety, programme, budget, and client satisfaction are consistently exceeded.

Key Responsibilities:

  • Lead the full project lifecycle, ensuring safe, efficient, and timely delivery from pre-construction to handover.
  • Cultivate and maintain strong, long-term relationships with clients, consultants, and project stakeholders.
  • Own project programming, proactively managing delivery milestones to ensure targets are met.
  • Oversee design development, coordinating effectively with consultants and subcontractors.
  • Manage procurement processes and nurture robust, reliable supply chain partnerships.
  • Collaborate with the commercial team to maintain rigorous control over project costs, budgets, and variations.
  • Ensure meticulous management of project documentation and change control.
  • Direct labour and subcontractors to optimise site productivity and programme efficiency.
  • Produce and audit robust Risk Assessments and Method Statements (RAMS).
  • Champion the highest quality standards, ensuring projects are delivered with minimal defects and achieve snag-free handovers.
  • Maintain full compliance with CDM Regulations, Building Regulations, and internal company procedures.
  • Provide clear leadership, motivation, and hands-on support to site teams.

What we are looking for:

  • 10+ years of proven experience within the UK construction industry.
  • Extensive background in commercial refurbishment and fit-out projects.
  • A track record of managing construction projects valued between £50,000 and £4 million.
  • Strong commercial acumen with a firm grasp of budget management.
  • Exceptional organisational and planning abilities, with the capacity to manage multiple live projects concurrently.
  • Excellent communication and client-facing skills.
  • A comprehensive understanding of CDM and Building Regulations.
  • Proficiency in Microsoft Office 365.
  • A proactive, solutions-oriented mindset and a professional, supportive leadership style.
