We're looking for a caring, proactive, and customer-focused Scheme Manager to provide maternity cover for 12 months, supporting residents at Victoria Court and Bailey Court in Abergavenny. In this rewarding role, you'll deliver high-quality housing management services, support resident wellbeing, promote a thriving community environment, and ensure schemes are safe, welcoming, and well-managed. You'll work closely with residents, colleagues, and external partners to help people maintain their independence and enjoy positive living environments.

A full driving licence and access to your own vehicle are essential as you'll be required to travel between schemes and other locations as needed.

Specifically, in the role you will:

  • Provide high quality housing management services, responsible for letting sheltered housing properties including advertising vacancies, shortlisting applicants, carrying out home visits to prospective residents, offering properties and signing up new residents.
  • Manage empty homes at sheltered housing schemes, including end of occupation contract arrangements, and liaising with Hedyn's Property & Place team regarding inspections and works being undertaken.
  • Liaise with colleagues, including the Income & Inclusion Team regarding rent account queries from residents.
  • Monitor and address issues relating to the general conduct of contract holders, referring cases to, and working closely with the anti-social behaviour team where cases require legal action or additional support is needed.
  • Update property and contract holder records on Hedyn's housing management IT system to ensure accurate and up-to-date information is recorded.
  • Maintain accurate and up-to-date files of ongoing cases and actions taken.
  • Ensure the health and safety of residents and visitors to sheltered housing by completing and maintaining contract holder records and testing emergency systems as required by Hedyn's policies and procedures.
  • Welcoming and instructing new residents in the proper use of all health and safety equipment and evacuation procedures.
  • Supervise the security and safety of sheltered housing buildings and on-site services.
  • Regularly inspecting communal areas, facilities and equipment and reporting any repairs or replacements required.
  • Checking the identity of contractors and maintaining a record of work completed at the scheme and reporting any issues to Hedyn's Property & Place team.
  • Report residents' repair issues to Hedyn's Property & Place team and follow up on progress.
  • Controlling the temperature of heating in communal areas.
  • To positively promote a good community spirit and resident participation by promoting the use of communal facilities and enabling residents to organise events and working in partnership with Hedyn's Communities & Regeneration Team and relevant external organisations to arrange events that could include the wider community.
  • Collect, reconcile, receipt and bank money received for rent, use of the guest room and laundry (where relevant).
  • Maintain an up-to-date TV licence for the scheme including completing the application process and collecting payments.
  • To provide cover for Scheme Managers at other Hedyn sheltered housing schemes as required by the Specialist Housing Lead.
  • To have regular contact with residents (as agreed with each resident) regarding welfare, housing and occupation contract issues.
  • Signpost residents to relevant agencies where required.
  • Respond to emergency situations when on-site.
  • You will act upon safeguarding concerns immediately and in compliance with the safeguarding policy and procedure.
  • Attend training identified as essential to the Scheme Manager role.
  • Attend relevant meetings as and when required.
  • To act in compliance with GDPR and data protection laws, respecting confidentiality and privacy.
  • You will ensure that safe working practices and procedures are adopted at all times.
  • You will have a commitment to the organisation's pledge on Equity, Diversity, and Inclusion.
  • You will keep abreast of all relevant legislation and good practice issues relating to the role.
  • You will lead or participate in assigned projects, establish and maintain professional boundaries.
