The Role On behalf of our client, we are seeking an
experienced Commercial Conveyancer
to manage a varied caseload of commercial property matters from instruction through to completion. You will handle sales, purchases, leases, assignments and refinancing, working closely with clients and other professionals throughout. This role is well suited to a qualified Solicitor, Licensed Conveyancer or Legal Executive who can confidently manage their own caseload and deliver an excellent client service. Experience with LEAP would be an advantage. Responsibilities will include Manage a full caseload of commercial property transactions, including sales, purchases, leases, assignments, and refinancing. Draft, review, and negotiate contracts, leases, transfer deeds, and ancillary documentation. Conduct detailed title investigations, raise enquiries, and resolve legal issues proactively. Order and interpret property searches, including local authority, environmental, drainage, and utilities searches. Liaise with clients, lenders, surveyors, estate agents, and other solicitors to progress matters efficiently. Prepare and submit Stamp Duty Land Tax (SDLT) returns and Land Registry applications. Ensure all work complies with SRA/CLC regulations, anti-money-laundering requirements, and internal risk management procedures. Maintain accurate and up-to-date file notes using digital case management systems. Provide clear, timely, and professional client communication throughout each transaction. Support business development activities and contribute to the growth of the commercial property department.
The Person The ideal candidate is an organised, commercially aware and client-focused property professional who can independently manage a busy conveyancing caseload. Qualified Solicitor, Licensed Conveyancer, or Legal Executive (CILEx). Experience using LEAP case management software. Able to manage a busy caseload independently. Strong client service, communication, and organisational skills. Commercially aware and detail focused.
The Salary Β£30,000
Β£50,000 per annum.
The Hours Monday to Friday, 9am
5pm. Office based.
The Location Office based in North Bristol
