The Opportunity: Our client is seeking an experienced Property Surveyor to play a key role in maintaining and improving residential housing stock. This is an excellent opportunity for a technically strong surveyor who enjoys leading a team while remaining hands-on with complex surveying and property maintenance challenges. You will manage a small team of surveyors (5), providing expert guidance on challenging repairs, structural issues, damp and mould cases, insurance-related works, and major defects. Working closely with internal stakeholders, contractors, and residents, you will help ensure homes remain safe, compliant, and maintained to the highest standards.

Key Responsibilities:

  • Lead and manage a team of surveyors, providing technical support and professional guidance.
  • Diagnose and resolve complex building defects, repairs, and maintenance issues.
  • Oversee investigations into damp and mould cases, structural concerns, insurance works, and specialist repairs.
  • Apply building pathology knowledge and HHSRS principles to identify and categorise Category 1 and Category 2 hazards.
  • Ensure health and safety compliance, training records, and property management systems are maintained and updated.
  • Provide post-inspection support and technical advice to colleagues, ensuring consistency and quality across property services.
  • Support the delivery of planned maintenance and improvement works.
  • Review and assess resident home improvement requests, protecting the long-term condition of housing assets.
  • Collaborate with internal departments to improve service delivery and enhance the resident experience.
  • Contribute to continuous improvement initiatives across the Property Directorate.

Requirements:

  • Proven experience managing or mentoring surveyors within a housing, property, or maintenance environment.
  • Strong technical knowledge of residential construction, building defects, and property maintenance.
  • Demonstrable experience diagnosing and resolving damp and mould issues.
  • Thorough understanding of the Housing Health and Safety Rating System (HHSRS).
  • Knowledge of the NHF Schedule of Rates.
  • Excellent communication skills with the ability to explain technical matters clearly to residents and stakeholders.
  • Strong organisational skills and the ability to manage competing priorities effectively.
  • A proactive, solutions-focused approach with a commitment to delivering quality outcomes and value for money.
  • Valid DBS - Proof needed.
