Freelance Site Manager / Senior Site Manager
Location: City of Westminster
Contract Type: Freelance / Temporary
Project Start: End of February (interviews taking place now)
We are working with an established main contractor delivering a high-end residential project in North West London. They are seeking a freelance Site Manager or Senior Site Manager to take full ownership of the site and drive works efficiently to meet programme deadlines. This is a hands-on, autonomous role ideally suited to a contractor with strong experience in high-end residential projects.
Key Responsibilities- Full day-to-day management of the site, ensuring works are delivered in line with drawings, programme, and critical path
- Reading and interpreting drawings accurately, identifying changes, and raising RFIs promptly to keep the programme on track
- Running the site independently, coordinating subcontractors, and organising workloads to ensure smooth operations
- Overseeing internal works, including basements and high-end finishes, ensuring quality and attention to detail
- Setting out works, checking accuracy, and making sure high-end elements are completed correctly
- Ensuring all trades understand their scope of works and have access to the correct, up-to-date drawings
- Maintaining strong site communication, staying on top of emails, instructions, and queries
- Driving health and safety compliance on site, including inductions and ongoing monitoring
- Resolving issues proactively and escalating only when necessary to maintain programme progress
- Proven experience as a Site Manager or Senior Site Manager on residential projects
- High-end residential experience preferred; strong general residential experience considered
- Confident managing internal works, sequencing, and programme-critical tasks
- Fully autonomous on site, able to push works forward without close supervision
- Must hold valid SMSTS, CSCS (Black or Gold), First Aid, and Asbestos Awareness certification
- Freelance contract with competitive daily rates in line with London high-end residential market
- Immediate interviews for a project starting at the end of February
