Hours of Work: Full Time – 5 days over 7, including weekends, Bank Holidays and occasional late shifts

Salary: £36,822.00

Aldwark Manor Estate is a privately owned Hotel with Golf nestled in a picturesque village between York and Harrogate. Set in 200 acres of beautiful countryside, this luxury Hotel provides a complete escape for both business and leisure guests and is a popular venue for weddings. In recent years, the hotel has undergone significant investment and renovation, transforming the bedrooms, restaurant, residents’ lounge, sports bar and all public areas to deliver a refined and contemporary guest experience. December 2025 marked the completion and opening of the new Salus Spa facilities, further enhancing the estate’s luxury leisure offering. The next phase of development will see the addition of new bedrooms, expanded event spaces and additional treatment rooms, all scheduled to open later this year.

Purpose of the role: As Maintenance Manager, you will be responsible for the effective day-to-day management of the maintenance function across Aldwark Manor Estate. Reporting to the Hotel Manager, you will lead the maintenance team, ensuring the hotel, facilities, building fabric and equipment are maintained to a high standard, while supporting a safe, compliant and exceptional guest and team member experience. The role will combine strong people leadership, planned preventative maintenance, reactive maintenance, statutory compliance, contractor management, project support and cost control. You will work closely with the Hotel Manager, Heads of Department and external contractors to ensure the Estate remains safe, operational, well presented and maintained to the standards expected of a luxury hotel.

Main duties of the role:

  • Lead and manage the maintenance department, providing clear direction, positive reinforcement, coaching and continual on-the-job development.
  • Plan, prioritise and oversee the day-to-day maintenance requirements of the Hotel and Estate, ensuring tasks are completed safely, efficiently and to a high standard.
  • Maintain and manage planned preventative maintenance schedules, ensuring inspections, servicing and remedial works are completed within agreed timescales.
  • Respond to reactive maintenance requests, prioritising work according to safety, operational and guest requirements and keeping relevant departments informed.
  • Carry out practical maintenance tasks within your competence and training, including decorating, light plumbing, tiling, light joinery, PAT testing, grouting, silicone work, installation and general repairs.
  • Ensure the fabric, fixtures, fittings and facilities of the building are maintained to a high aesthetic standard appropriate to a luxury hotel.
  • Complete and maintain all required compliance, facilities and health and safety documentation, ensuring records are accurate and current.
  • Monitor statutory testing, inspections, servicing and maintenance requirements and ensure actions arising are followed through to completion.
  • Manage maintenance-related contractors and suppliers, ensuring appropriate standards of work, communication, documentation and value for money.
  • Manage maintenance contracts and asset servicing arrangements, reviewing performance and escalating issues where required.
  • Ensure the maintenance team is appropriately staffed and covered for business requirements, including weekends, Bank Holidays and occasional late shifts.
  • Manage holidays, attendance, performance, appraisals, training and development within the maintenance team.
  • Work closely with Housekeeping and other departments to maintain guest bedrooms, public areas, back-of-house areas, leisure facilities and wider Estate facilities.
  • Support the Hotel Manager with upcoming and ongoing projects, including planning, contractor liaison, site meetings, snagging and completion of works.
  • Attend site meetings, Heads of Department meetings, Health & Safety meetings and other meetings as required.
  • Maintain close liaison with all Managers to ensure effective communication and the smooth running of the Estate.
  • Monitor energy and utility usage, identify opportunities to improve efficiency and reduce unnecessary costs and waste.
  • Monitor maintenance expenditure, obtain quotations where appropriate and support effective control of departmental costs and budgets.
  • Ensure all maintenance work is carried out in accordance with relevant company procedures, safe working practices and individual competence.
  • Ensure all tasks, requests and project work are completed to agreed standards and timescales, escalating delays, risks or significant issues to the Hotel Manager.
