Alderley Group is an award-winning, rapidly expanding UK development company specialising in sourcing land for new-build affordable housing schemes. Our in-house construction team, Alderley Partnerships, operates under JCT D&B contracts, delivering high-quality projects across England.
We are seeking a Senior Site Manager to join our team within Alderley Group and Alderley Partnerships, based in Warrington. This role offers an exciting opportunity to lead the successful delivery of our construction projects.

About the Role:
As Senior Site Manager, you’ll be responsible for the full day-to-day management of our construction sites – overseeing build programmes, health & safety compliance, subcontractor coordination, and quality control. You will lead the site team to ensure projects are delivered on time, within budget, and to the highest possible standard.
Key Responsibilities:
Leadership & Programme Management
- Lead the delivery of residential schemes in line with programme, budget, and design requirements.
- Develop and maintain a detailed two-week lookahead programme.
- Oversee and support Site Managers and Assistants, carrying out performance reviews and appraisals.
- Coordinate subcontractors, direct labour, and suppliers to maintain smooth site operations.
- Build strong working relationships with clients, consultants, warranty providers (e.g. NHBC), utility providers, and local authorities.
Health, Safety & Compliance
- Ensure full compliance with the Group’s Health, Safety & Environment Policy and CDM regulations.
- Complete and maintain all site-related HSE documentation (e.g. CPHSEP, compliance registers, inspections).
- Conduct regular safety briefings, toolbox talks, and site inspections.
- Host and accompany external HSE inspectors.
Quality Control & Finishing
- Oversee all finishing works to ensure the highest standard of quality.
- Lead handover processes, snagging, and resolution of defects.
- Support the Customer Care team post-completion where required.
Requirements
- Experience: Proven experience as a Senior Site Manager (or strong Site Manager ready to step up), ideally on residential or affordable housing schemes.
- Knowledge: In-depth understanding of JCT contracts, build programmes, and modern construction practices.
- Qualifications: Valid CSCS card, SMSTS (Site Management Safety Training Scheme), and First Aid at Work.
- Skills: Strong leadership, communication, and organisational skills with a hands-on approach to site management.
- Transport: Own vehicle and full UK driving licence (essential).
