Our in-house construction team, Alderley Partnerships, operates under JCT Design & Build contracts, delivering high-quality residential projects across England.
We are seeking an experienced Senior Quantity Surveyor to join our Commercial team, based at our Regional Office in Birchwood, Warrington.
About the Role
As a Senior Quantity Surveyor, you will be responsible for managing the financial and contractual aspects of multiple residential new-build developments from pre-construction through to final account. Working closely with the Commercial Manager and senior leadership team, you will ensure projects are delivered within budget, risks are effectively managed, and commercial performance is accurately reported. The role spans procurement, cost control, subcontract management, and financial forecasting.
Key Responsibilities
- Commercial & Contract Management: Administer and manage JCT Design & Build contracts, ensuring compliance and risk mitigation throughout the project lifecycle.
- Procurement: Lead the procurement of subcontractor packages and materials, ensuring best value, quality assurance, and compliance with prequalification standards.
- Cost Management: Produce and manage monthly Cost Value Reconciliations (CVRs), valuations, and cash flow forecasts. Monitor budgets and manage variations effectively.
- Tender Documentation: Prepare and issue tender documentation, assess returns, and negotiate subcontract terms.
- Subcontractor Management: Manage subcontractor accounts, applications, and final accounts, ensuring accurate and timely payment processes.
- Risk & Value Engineering: Identify commercial risks and opportunities, supporting value engineering initiatives across developments.
- Reporting & Documentation: Provide regular financial reporting to senior management and ensure all project documentation is complete and compliant.
- Quality & Compliance: Ensure works meet building control, warranty provider, and health & safety requirements.
What You'll Need
- Experience: Minimum of 5 years' post-qualification experience within Quantity Surveying, with strong experience in residential new-build projects under JCT contracts.
- Professional Qualification: MRICS or equivalent professional qualification preferred.
- Commercial Expertise: Strong understanding of procurement strategy, contract negotiation, and cost control in a high-volume residential environment.
- Financial Acumen: Excellent knowledge of CVRs, valuations, and cash flow management.
- Communication Skills: Confident in leading commercial discussions and building strong subcontractor relationships.
- Technical Skills: Strong IT proficiency, particularly in Microsoft Excel and commercial management systems.
