Alderley Group is an award-winning, rapidly expanding UK development company specialising in sourcing land for new-build affordable housing schemes. Our in-house construction team, Alderley Partnerships, operates under JCT D&B contracts, delivering high-quality projects across England.
There is an exciting opportunity for a Development Manager to join our team within Alderley Group and Alderley Partnerships, based in our Regional Office in Birchwood, Warrington. You will manage our developments from inception to completion, driving new business and land opportunities while coordinating with other departments.
About the Role:
As a Development Manager, you will play a pivotal role in guiding our projects through every stage of development. Your responsibilities will include evaluating land viability, overseeing strategic planning, leading project teams, and ensuring that each development is delivered on time, within budget, and to the highest standards.
You will internally lead on projects from pre-acquisition through to detailed design, plus the responsibility to manage design, appraisal, cost plan and lead consultant / internal team to typically RIBA 3. Supporting function post-handover to internal contracting and delivery arm. You will work closely with the company directors and various departments to ensure successful project outcomes that align with our strategic business objectives.
Key Responsibilities:
- Land Viability & Planning: Produce land viability reports assessing the financial feasibility of potential sites, considering risks and abnormalities, and developing comprehensive development appraisals. Identify and monitor town planning risks and opportunities, working with directors and planning consultants to navigate these challenges effectively.
- Project Leadership: Oversee strategic planning and manage all planning applications, ensuring that risks are mitigated, and outcomes are achieved swiftly. Lead both internal and external project teams through all phases of development, from land preparation and design to construction delivery and final handover.
- Performance Monitoring: Monitor the performance of project teams, ensuring that delivery remains within budget and on schedule. Provide regular reports on project progress and outcomes to the company directors and stakeholders.
- Consultant Management: Coordinate the procurement and appointment of external consultants for pre-development, construction, and planning phases. Ensure that all external consultants are aligned with project objectives and deliverables.
- Design Management: Ensure that development designs are on track and undergo progressive reviews by the internal design team at appropriate stages. Collaborate with the design team to address any challenges and maintain project timelines.
- Cost & Risk Management: Work closely with company directors to monitor, mitigate, and report on costs and risks throughout the development process. Develop and implement strategies to manage risks and control costs effectively.
- Technical Strategy: Collaborate with technical consultants to identify and resolve site and technical constraints, ensuring that each project has a robust and viable technical strategy in place.
- Technical Reviews: Technical reviews, procurement of consultants (or tendering and agreeing on the appointment of consultants),submitting planning applications and RIBA 0-3 design.
What You’ll Need:
- Degree in Development, Construction, or a related discipline.
- A minimum of 3 years’ experience in a development management role, with a strong track record in planning and delivering multiple unit/high-density projects.
- Proven ability to build and maintain strong relationships with clients, ensuring successful project delivery and client satisfaction.
- Experience in formulating and implementing business growth strategies that align with company objectives.
- Demonstrated project management skills, with experience leading diverse project teams comprising internal and external members.
- Ability to work independently while maintaining alignment with overall business objectives.
- Strong written and verbal communication skills, with the ability to convey complex information clearly and effectively.
