My client is seeking a Senior Negotiator with a minimum of 2 years’ experience to work within their well established independent Estate Agency based in the heart of St. Albans.
Key Responsibilities:
1. Valuations
- Producing Market Valuation Reports
- Conduct detailed property assessments and prepare accurate market valuation reports using comparable evidence, market data, and professional judgement.
- Following Up on Valuations
- Maintain consistent communication with potential clients post-valuation to secure instructions and provide further guidance as required.
- Preparing Sales Particulars
- Create high-quality property particulars, ensuring accuracy, compliance, and strong presentation to support marketing efforts.
- Preparing Marketing Plans
- Develop tailored marketing strategies for each property, including pricing advice, recommended marketing channels, and timelines.
- Ongoing Client Management
- Maintain strong relationships with vendors throughout the listing period, providing regular updates, feedback, and strategic advice.
2. Negotiating Offers
Key Responsibilities:
- Secure the best possible outcome for clients through skilled offer negotiation.
- Qualify buyers and assess financial capability to ensure secure transactions.
- Present, negotiate, and manage offers through to acceptance, ensuring transparency and professionalism at all stages.
3. Vendor Management
Key Responsibilities:
- Looking After Existing Clients
- Deliver exceptional service to current vendors, maintaining trust and confidence from instruction to completion.
- Formulating Marketing Plans:
- Review and adjust marketing strategies based on market conditions and property performance.
- Producing Regular Feedback
- Provide consistent feedback reports to vendors, including viewing summaries, market insights, and performance analytics.
- Vendor visits to carry out updated valuation.
4. Marketing
Work within the current team to:
- Arranging Leaflet Marketing Campaigns
- Plan, coordinate, and execute targeted leaflet drops to support local brand visibility and generate leads.
- Arranging School Advertising Boards
- Organise placement of promotional boards and advertising materials at local schools to enhance community presence.
5. Social Media
Work within the current team to:
- Work closely with the in-house Social Media Specialist to create engaging content strategies.
- Contribute ideas, property highlights, market updates, and other creative input for digital marketing campaigns.
6. Mentoring
Key Responsibilities:
- Mentoring Junior Negotiators:
- Support and guide junior team members in developing their skills and achieving performance targets.
- Supporting members of the team with negotiation, financial verification, and delivery of offers/feedback.
On target earnings of 30k – 60k depending on experience (negotiable)
Car allowance
Hours: Monday-Friday 9am-6pm. Every third Saturday
Holiday entitlement: 22 days + bank holidays
Parking: Parking permit provided
