The Chief Engineer oversees the maintenance program, planning and design for facilities. Responsible for the ongoing physical care of the facility locations. Responsible for the operational management and effective daily leadership and administration of the engineering team with the objectives of safely, efficiently, and effectively operating machinery and systems in a cost-effective manner. Ensures the highest level of professionalism, while meeting the clients' needs, and a commitment to achieving the goal of 100% uptime throughout the engineering team. Responsible for protecting and improving the value of the client's assets and ensuring that building engineering systems continue to perform their intended function.

Essential Duties and Responsibilities (Including but not limited to):

  • Oversee the maintenance and continuous operation of all building systems including fire/life safety, mechanical (HVAC, plumbing, controls), electrical (lighting, UPS, PDU, generators, primary switch gear), cabling (data and voice, broadband), lighting and temperature controls systems, critical environments, light construction (painting, doors, relites, locks), digital systems (fire alarm, duress, card access, radionics, CCTV), and Audio/Visual services.
  • Utilize staff and contracting with outside vendors as necessary.
  • Supervise and manage engineers and maintenance staff including hiring, training and personal development.
  • Identify the maintenance objectives of the facility and incorporate those objectives into a documented plan that includes preventive, predictive and reactive maintenance procedures.
  • Identify safety hazards within the building and incorporate the remediation of such hazards to ensure that the building's staff and occupants work in a safe environment.
  • Implement, administer, and manage safety training program.
  • Ensure that compliance of all regulatory laws and guidelines are met as they relate to the operation of the building's infrastructure.
  • Responsible for alerting management of building discrepancies.
  • Assist in the development of a Capital plan which would include planning for infrastructure upgrades, equipment replacements and building modifications to ensure the building's future capabilities are maintained.
  • Responsible for ensuring that major projects performed at the building are properly planned, executed and closed out in accordance with standard industry practices.
  • Maintain all infrastructure and compliance documentation for the building including up-to-date building drawings and single lines as well as documentation mandated for the purpose of maintaining regulatory compliance with Federal, State or Local law.
  • Responsible for overseeing the activities of contractors working within the building either as representatives of the building itself or tenants operating within the buildings.
  • Responsible for keeping records of buildings rounds and readings, all engineering logs and engineering data sheets.
  • Responsible for advance training and notification to all contractors so that they are informed and knowledgeable with respects to the building's critical functions and the work they are to perform, including an incident contact response list.
  • Monitor the maintenance program with routine site visits, updates and reports.
  • Direct the development, implementation and ongoing support for the physical care of all facilities.
  • Prepare financial analysis for special projects and develop cost reduction plans where applicable.
  • Recommend and rank suppliers based on the evaluation of information gathered regarding supplier performance, products, meeting deadlines, financial stability, competitive pricing etc.
  • Provide advice to internal clients, develop material standards and specifications and recommend changes in specifications, distributions or any part of the supply chain that can reduce costs.
  • Promote and maintain ethical relationships with current and new suppliers or any company or individual soliciting business.
  • Perform other duties as assigned by management and/or supervisor.

Supervisory Responsibilities:

  • Supervise and manage engineers and maintenance staff including hiring, training and personal development.

Minimum Qualifications:

  • High school diploma or GED equivalent.
  • 5+ years' related work experience.
  • Requires an Operating Engineers license (SMA) or equivalent.
  • Candidate must be a U.S. citizen.
  • Must have a valid driver's license.
  • Must have a solid knowledge of facility maintenance processes and practices.
  • Must have supervisory skills with the ability to direct the operations and staff.
  • Have a proven record of excellent internal and external customer service.
  • Ability to communicate effectively both orally and in writing; and present information and respond to questions from vendors, customers, management, and others in a professional and timely manner.
  • Have a good working knowledge of computer applications including Word, Excel and PowerPoint.
  • Must be capable of lifting to 50 pounds and can use a 26-foot ladder.
  • Must be able to pass required criminal background check and pass pre-employment drug testing.

Preferred Qualifications:

  • Have experience in corporate retail construction.
  • Experience and knowledge of Alaska Native cultures.

Physical Demands:

Work involves moderate to heavy work in all types of conditions. There is frequent need to stand, stoop, walk, lift heavy objects (up to 50 pounds) and perform other similar actions during the workday. Work Environment:

The work environment characteristics described in this job description are representative of those an employee encounters while performing the essential duties and responsibilities of this job. Work may be performed in indoor and outdoor locations. May be subject to confined spaces and subject to changes in temperature and weather conditions.

Work Schedule: 40 hours per week. Some overtime may be required.

Qualifications:

Education: High School Diploma/GED (required)

Experience: 5 years: * Possess at a minimum at least 5 years of recent (within the past 7 years) experience in the management and supervision of building mechanical maintenance operations for buildings of the approximate size and characteristics of the buildings to be covered by this contract. * A detailed description of the previous 7 years' employment history of the proposed project manager * Have the ability to obtain a Public Trust clearance. (required)
