The Job:

A substantial privately owned rural estate in the Norfolk Broads is looking for an ambitious Estate Manager to support the management and future development of its diverse land, property and commercial operations. Covering approximately 3,500 acres, the estate includes agricultural land, woodland, marshland, residential and commercial properties, as well as a range of leisure and marine businesses. Reporting directly to the Estate Owner, this is an excellent opportunity for a rural professional looking to broaden their experience across estate management, property, environmental schemes and business diversification.

Responsibilities include:

  • Manage residential lettings and agricultural, commercial and industrial properties, including tenancy agreements, rent reviews, inspections and lease renewals
  • Coordinate property maintenance, repairs, refurbishment projects, contractors and budgets, while identifying opportunities for improvement and redevelopment
  • Support the farming operation and manage grazing licences, woodland, marshland and agricultural land
  • Assist with agri-environment schemes, rural funding applications, compliance and emerging opportunities in biodiversity, carbon and natural capital
  • Support the management and development of moorings, boat hire, marine services, holiday accommodation and other leisure businesses
  • Monitor commercial performance and identify opportunities to increase income and improve efficiency
  • Prepare budgets, cash flow forecasts and management reports, alongside rent collection, insurance arrangements and financial administration
  • Maintain accurate estate records and mapping systems, support health and safety compliance, and supervise staff and contractors where required
  • Contribute to improvements in digital systems, reporting and administration, including the responsible use of AI tools

The Company:

A substantial private rural estate in the Norfolk Broads with a varied property portfolio, agricultural interests, woodland, waterways and established leisure and commercial enterprises. The role offers the chance to work closely with the Estate Owner and contribute to the estate’s ongoing development.

The Candidate:

  • AssocRICS, MRICS or a relevant qualification in rural land management, real estate or a related discipline
  • Knowledge of rural property management and landlord and tenant legislation, ideally with experience in lettings, leases and property maintenance
  • Good numerical and commercial skills, with the ability to prepare budgets, forecasts and management reports
  • Confident IT skills, including Microsoft 365 or Google Workspace, with an interest in estate management software, GIS mapping and digital tools
  • Well organised, proactive and able to manage competing priorities, negotiate effectively and build relationships with tenants, contractors, advisers and other stakeholders
  • A full, clean UK driving licence. Experience on a private estate or in rural surveying would be beneficial, as would knowledge of agri-environment schemes, rural funding or commercial diversification

The Package:

  • Salary guide of £35,000–£40,000 per annum, negotiable depending on qualifications and experience
  • Full-time, permanent position
  • Statutory pension and holiday entitlement, with further benefits to be confirmed
  • Support for professional development, including the RICS APC where appropriate
  • Broad experience across rural property, land management, environmental initiatives and diversified businesses
