Position Overview
AGPDC is seeking a highly organized and detail-oriented Director of Entitlements & Planning to lead the evaluation and approval processes for data center development. This role is responsible for overseeing site feasibility, managing entitlements, and ensuring compliance with all necessary regulations and permits. The ideal candidate has a firm understanding of real estate development, permitting, zoning regulations, and environmental constraints, coupled with expertise in data management tools such as Microsoft Excel, Quip, and other tracking systems. As a senior leader, you will play a pivotal role in crafting and executing AGP’s real estate strategies, driving complex negotiations, and ensuring the successful delivery of land and utilities to support hyperscale data center projects. This position requires a combination of strategic vision, strong project management expertise, and the ability to collaborate across internal and external teams to deliver on AGP’s growth objectives.
Key Responsibilities:
- Lead comprehensive due diligence for prospective data center sites, including environmental, geotechnical, and legal reviews.
- Identify and mitigate risks that impact site feasibility and recommend strategic solutions.
- Develop systems for tracking and organizing diligence findings for efficient internal use and reporting.
- Oversee all land use entitlements including zoning, annexation, development agreements, and utility coordination.
- Serve as the point of contact with jurisdictions, regulatory bodies, and community stakeholders to facilitate smooth project approvals.
- Track entitlement milestones, manage permitting timelines, and deliver regular status updates to internal leadership.
- Implement and maintain structured systems to track project progress, risks, and deliverables across multiple markets.
- Utilize platforms such as Microsoft Excel, Quip, and other tools for documentation, communication, and real-time reporting.
- Provide consistent and clear reporting to executive leadership on key project milestones, risk mitigation strategies, and overall entitlement status.
- Partner with internal stakeholders across real estate, design, construction, operations, and legal to align early development activities with project goals.
- Coordinate with consultants, attorneys, and permitting specialists to support entitlements and resolve challenges.
- Ensure timely communication and alignment between functional teams to maintain schedule integrity and reduce development risk.
Qualifications & Experience:
- Education: Bachelor’s degree in Planning, Real Estate Development, Engineering, Public Policy, or a related field.
- 7+ years of experience in real estate development, site due diligence, or entitlements, preferably within the data center, industrial, or infrastructure sectors.
- Proven ability to manage multiple projects simultaneously while maintaining high attention to detail.
- Strong understanding of land use planning, zoning laws, environmental regulations, and permitting processes.
- Proficiency in Microsoft Excel, Quip, and other data management tools to track and report project status.
- Experience in developing and maintaining structured tracking systems for due diligence and entitlement processes.
- Strong analytical and problem-solving skills, with the ability to identify risks and recommend solutions.
- Excellent communication skills, including the ability to present findings to internal stakeholders and external regulatory bodies.
- Experience working on large-scale infrastructure or data center projects.
- Familiarity with GIS mapping tools, project management software, and databases related to real estate development.
- Ability to build and maintain relationships with regulatory agencies and local municipalities.
