We’re looking for an experienced, proactive and solutions-focused Regional Maintenance Manager to join our central Facilities team. Covering a portfolio of care homes across the London region, this is an excellent opportunity to take ownership of maintenance operations, statutory compliance, and team development—ensuring our homes remain safe, compliant, and welcoming environments for residents and staff.
What You’ll Be Doing
- Take ownership of maintenance, repairs, and compliance across your allocated homes—leading teams, managing contractors, and ensuring statutory obligations are consistently met.
Maintenance & Compliance Management
- Lead planned and reactive maintenance across all sites within your region.
- Ensure full statutory compliance, including fire safety, gas, electrical, legionella, LOLER, COSHH, and general health & safety requirements.
- Ensure all compliance checks are completed on time and accurately documented.
- Monitor compliance levels and report risks, remedial actions, and major works to the central Facilities team.
- Ensure infection control procedures are followed during all maintenance activity.
Repairs & Preventative Maintenance
- Undertake or oversee general repairs and upkeep, including plumbing, joinery, decorating, and fault-finding.
- Implement preventative maintenance programmes to reduce breakdowns and extend asset life.
- Manage grounds maintenance to ensure safe and well-presented outdoor areas.
- Support furniture moves and maintain accurate inventories of company and resident-owned assets.
Leadership & Team Management
- Provide leadership, coaching, and technical support to on-site Maintenance Operatives across your region.
- Carry out regular site visits to monitor standards, train teams, and promote safe working practices.
- Act as the escalation point for complex maintenance or compliance issues.
- Support workforce planning by prioritising workloads and agreeing maintenance schedules with Registered Managers.
Contractor & Cost Management
- Liaise with and supervise external contractors, ensuring compliance with company standards and health & safety legislation.
- Inspect completed works and address any quality or compliance issues.
- Control regional maintenance spend, ensuring contractors are used only when work is beyond internal capability or required to meet statutory deadlines.
Communication, Reporting & Travel
- Maintain accurate records of maintenance activity, compliance checks, and expenditure.
- Communicate professionally with residents, managers, colleagues, and external stakeholders.
- Attend meetings, appraisals, and mandatory training as required.
- Travel regularly between sites using a company vehicle.
About You
You’ll be a confident, organised, and hands-on maintenance professional with strong technical knowledge and a passion for compliance and quality. You’ll be comfortable working autonomously across a region while leading, coaching, and supporting site-based teams.
We’re Looking For Someone Who
- Has proven experience in a regional or multi-site maintenance or facilities role.
- A trade background in either plumbing, plastering, tiling, electrician, joinery or window / door installation is required.
- Has strong knowledge of statutory compliance and health & safety requirements.
- Is confident coaching and developing maintenance teams.
- Takes a practical, solution-focused approach to problem-solving.
- Ability to complete basic records of work, and the expenditure incurred.
- Communicates clearly and professionally at all levels.
- Holds a full, clean UK driving licence.
