Our second investment in Coventry and we are super excited! The Hastings is a fantastic pub with bags of potential. We are investing Β£370,000 and are on the lookout for an exceptional operator to make this pub the go-to pub in the area. The pub is situated on a bustling street and holds a prominent position on a busy road, surrounded by housing in a densely populated area of Coventry. The city of Coventry is around 3 miles from the pub, allowing it to focus on being the heart of the local community.
Pub Layout: The pub will be transformed in every way with a fresh and inviting feel. A mix of seating heights and styles to suit different social needs, including bar stools, dining chairs, and relaxed lounge-style seating areas. The design strikes a balance between trendy and traditional, ensuring appeal across a broad audience from young sports fans to older regulars. Expect a neutral, modern palette accented with bold feature wallpapers that add character without overwhelming the space. There will be a state-of-the-art darts board and two pool tables, which will be welcomed by the locals and allow a new operator to host teams. Well-positioned TV screens will enable customers to enjoy all the sport. The pub, whilst open plan, will have the feeling of cosy areas balanced with wooden floors, tiles, and carpeted areas. The external space is a real wow factor; this will be both paved and grassed, making it a perfect spot for community events in the summer months.
Trading Style: The Hastings Tavern is set to trade as a value-driven, community-focused wet-led pub with a strong emphasis on sports, entertainment, and the local community. Following the major investment in both the building and facilities, the pub will present itself as a lively, welcoming venue that directly serves the needs of the surrounding area. The Hastings will offer a steady calendar of entertainment including karaoke, live music, quizzes, games nights, and DJ events. Sports teams are a must, making use of the pool tables and darts board to bring together teams in the community. Crucially, The Hastings must be more than just a pub; it must become the beating heart of the community. Active involvement in local life is essential, with regular fundraisers for local charities, support for community groups, and open-door policies that encourage local events and social causes to thrive within its walls.
Accommodation: The private accommodation consists of three bedrooms, a bathroom, kitchen, and sitting room, all of which will have benefited from redecoration including a new bathroom and kitchen. This is a perfect space for a couple or family to call home.
Financial: Security deposit: Β£2,000. No rent applicable on this agreement. This opportunity is for you to run your pub as a self-employed manager. Admiral Taverns take care of all the running costs including rates, utilities, stock, and day-to-day running costs whilst you take home 18.5% of the net weekly sales, along with all employment costs relating to your staff and any council tax and TV licence for the residential quarters. All new operators have comprehensive free training as part of their agreement.
7 Steps to Sales Success Training Programme: Held online over two days, you will learn marketing and business strategies that will help you to grow sales in your pub β step-by-step. E-Learning Training for you and your staff features more than 30 courses covering topics from Compliance, Health and Safety to Personal Development and Wellbeing.
BDM Vision: Nicky Bellingham, the Business Development Manager, is seeking someone who has experience in running a similar style pub, who knows the area and wants to make a difference to the community. You should have the passion and personality to become a recognisable face in the community and actively support local events, teams, and initiatives. You will need a clear understanding of our business model and the skills to match this with the business controls required. This is a super exciting opportunity, and with this transformational investment, it will be the go-to pub in the area. If you have what it takes, then we would love to hear from you.
