The Grennel Mower, located in the village of Lowedges in Sheffield, has recently undergone a substantial capital expenditure transformation costing around Β£220,000 in late 2023. This investment has significantly enhanced the pub's condition, making it an excellent venue for the local community. The pub is a central hub for the residents of Lowedges, conveniently situated near a bus stop that provides direct links to St James Retail Park and other local amenities, including schools, supermarkets, and leisure and sports facilities.

The pub is in fantastic condition throughout, split into three main trade areas, all served by a central bar. After refurbishment, the pub has been revitalised, ensuring that it retains its charm while seamlessly incorporating modern design elements. It has both fixed and loose seating options available with warm and inviting dΓ©cor. The area to the rear is home to a pool table, TV screens, and two state-of-the-art darts boards, serviced by the main bar, which could easily be transformed into a space to host functions year-round, bringing an additional income stream. There are numerous TVs around the pub allowing viewing of all live sports. Externally, the pub benefits from a small car park to the rear and a patio seating area to the front with six benches, making it a great spot to sit and watch the world go by on those summer days.

The Grennel Mower is more than just a place to grab a drink; with amenities like a pool table and darts boards, there’s never a dull moment here. These facilities are well-loved by locals and offer great potential for developing pool leagues and other team activities under a new operator. The pub boasts a varied product range featuring a great selection of category-leading products, complemented by numerous regular weekly promotions, ensuring customers receive exceptional value for their money. There is a huge opportunity for the new operator to facilitate an entertainment offering throughout the week, including DJ nights, karaoke, bingo, and weekly quizzes, providing a diverse and engaging experience for all. The pub boasts a full Sky & TNT package enjoyed by the locals, who can watch sports on many of the new TV screens. While community is key, this pub does not allow under 18s on the premises at any point. Proper Pubs also provide door staff on Friday and Saturday nights as per the licensing conditions.

The private accommodation accessed through the pub is located on the first floor and consists of three bedrooms, a kitchen, a bathroom, and a lounge, all in great condition throughout.

  • This opportunity is for you to run your pub as a self-employed manager. Admiral Taverns take care of all the running costs including rates, utilities, stock, and day-to-day running costs whilst you take home 18.5% of the net weekly sales, all employment costs relating to your staff, and any council tax and TV licence for the residential quarters.

You must have a firm understanding of the local demographics and ensure to keep the community close to all that you do.

Future Plans

  • Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced, the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed.
  • Security Deposit – This sum of money will be held on your account and returned to you on exiting the pub based on your final account balance and the condition of the property. Our standard deposit is 25% of the headline rent. We can negotiate a lower security deposit with the aim to build up to our full deposit on a long-term agreement.
  • Working Capital – This is a recommended amount required for the day-to-day running of the business.
  • Stock – This will be valued by an independent valuer on the day you take over the pub, including unbranded glassware, unopened bottles, wines, spirits, and any unopened/opened kegs and cask ale providing the container is unopened.
  • Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free-standing or hung by a nail or hook. This will also include furniture.
  • Tie: All drinks categories are tied. For fully funded licensees on long-term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.
  • Training – Β£350.00 – Before signing a long-term agreement, you will be required to attend our 7 Steps to Sales Success training programme.
  • Service Charge Cost – Β£63.33 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you peace of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.
  • Zero Business Rates – Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied for by the licensee and the licensee only occupying one property for commercial purposes.
