The Cat Inn is a great example of the community pubs we have in Proper Pubs. Situated in the community of Northwood in Stoke on Trent, the pub underwent investment in 2024 and is in great condition throughout. The Northwood Stadium, a prominent national sports facility that hosts a variety of athletic events and activities, is located nearby. The stadium serves as a hub for local sports enthusiasts and contributes to the area's vibrant community spirit. The pub is in a densely populated residential area with a ready-made community surrounding it, including a handful of local amenities nearby such as shops and a local school.

Pub Layout

The pub is in good condition and is a welcoming and versatile space for its locals with the main bar servery efficiently servicing all areas of the pub. Throughout the pub, there are traditional well-kept fixtures and fittings, with carpet balanced with wooden floors and tiles. The pub caters to sports enthusiasts with strategically placed TVs throughout the venue, providing excellent viewing for live sports, making match days even more enjoyable. There is both a pool table and a darts board, which is used both by the locals and for the sports teams. Outside, the external space is enclosed, offering a fantastic spot to enjoy a drink during the summer for families. For the colder months, a sheltered area with wooden pod seating ensures year-round comfort; these pods also benefit from TV screens great for viewing the sports action alongside an additional screen in the paved area. This outdoor space will also serve as a great setting for community charity events during warmer months.

This pub is the hub for the local community with a full Sky and TNT Sports packages and numerous well-placed screens. To make the most of these features, the new operator will play a key role in promoting the pub to the wider community, ensuring that everyone can enjoy what it has to offer. Sports enthusiasts enjoy the addition of a darts board and pool table, with the pub benefiting from sports teams. There are occasional DJs & Karaoke at the weekend which is well received; however, the pub needs to develop a mid-week offer like bingo, quiz nights, and play your cards right. Financial

  • This opportunity is for you to run your pub as a self-employed manager. Admiral Taverns takes care of all the running costs including rates, utilities, stock, and day-to-day running costs whilst you take home 18.5% of the net weekly sales, all employment costs relating to your staff, and any council tax and TV license for the residential quarters.

Ideally, she is seeking a dynamic individual or couple ready to immerse themselves in community life. The new operator should implement a great rhythm of the week ensuring the local community is well catered for. Your skills must include commercial acumen and the ability to market and drive sales. We want someone dedicated and skilled in championing our community-first ethos while delivering outstanding hospitality and first-class operational standards. Future Plans: Additional Information

  • Annual Rent - This is our lowest rent figure associated with a Full Tie. If the tie is reduced, the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed.
  • On occasion, our Business Development Manager will discuss a start-up rent which is discretionary to an individual pub and can be discussed.
  • Security Deposit - This sum of money will be held on your account and will be returned to you on exiting the pub based on your final account balance and the condition of the property. Our standard deposit is 25% of the headline rent. On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long-term agreement.
  • Working Capital - This is a recommended amount required which will be used in the day-to-day running of the business.
  • Stock - This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened/opened kegs, and cask ale providing the container is unopened.
  • Fixtures & Fittings - This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.
  • Tie: All drinks categories are tied. For fully funded licensees on long-term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.
  • Training - £350.00 - Before signing a long-term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over two days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
  • Service Charge Cost: £63.33 per week - The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you peace of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.
  • *Zero Business Rates: Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied for by the licensee and the licensee only occupying one property for commercial purposes. Please note, this only applies to pubs marked with an Asterisk *
