The York Hotel is on the edge of the seaside town of Morecambe based in Lancashire. Morecambe enjoys one of the finest views from its promenade of any seaside town in England, a magnificent sweep of coastline and bay, looking across to the Lakeland mountains. Located close to the main train station for Morecambe and conveniently close to the M6 motorway, the York provides easy access for guests arriving by car and train. Pub Layout: The York is an imposing building boasting 8 letting rooms. Entrance into the bar area you are greeted by a long, well-maintained bar servery which enhances the pub's ambiance and provides an inviting space for guests to enjoy a wide selection of beverages. There is a games zone area complete with pool table and darts boards with TVs on the walls showing televised sports alongside an area of a mixture of low level seating providing the perfect ambiance for diners and creating the balance between drinkers and diners extremely well. The beer garden to the rear offers guests an outdoor oasis to relax and socialise. The availability of a car park with space for approximately 8 cars provides added convenience for guests, especially those arriving by car.
Trading Style: The York is your traditional community local close to the seaside. Currently trading as wet/dry split is around 60/40% to wet sales with the York having a good handle on the local market dynamics and catering to the preferences of the locals. The current traditional pub grub food menu is extremely popular with locals and visitors. The letting rooms bring a separate source of income and appeal to tradesman during the week and families and weekend visitors to the seaside town.

- Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed).
- Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property. Our standard deposit is 25% of the headline rent.
- Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.
- Stock – This will be valued by an independent valuer on the day you take over the pub.
- Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.
Training: £350.00 – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over two days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
Service Charge Cost: £63.33 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you peace of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.
Zero Business Rates: Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied for by the licensee and the licensee only occupying one property for commercial purposes. Please note, this only applies to pubs marked with an Asterix *
