The Saddlers Arms is a popular estate pub, which offers a friendly welcome to families, locals, and new customers alike. Located in Bloxwich, a small town to the north of the borough of Walsall, it benefits from good links to both the M6 and M54 motorways. Over 9,000 households live within a 1 mile radius of the pub.
Pub Layout: The pub is a large two-room operation, with a bar area as you enter to the left of the front doors and a large lounge area to the right. Both rooms have their own bar servery and are completely separate from each other, allowing them to be utilised as separate function rooms if needed. There is a small catering kitchen situated back of house which can accommodate service for all styles of catering and plenty of storage space. Externally, there is a large lawned area with tables and benches for casual drinking or dining, and a sheltered terraced area off the lounge for dining or drinking. There is a small car park to the front side of the property. The pub has been invested in both internally and externally in the last 18 months, with fixtures and fittings that are very nice and appropriate for this style of pub.
Trading Style: The Saddlers Arms is a fantastic community local, popular with families and couples from the surrounding community, as well as being home to sports teams and hosting team events. Regular karaoke and quiz nights, along with live music at weekends, encourage customers to visit the pub. Food plays a key part in its success, with a tasty, well-priced menu that caters to everyone.

- Annual Rent β This is our lowest rent figure associated with a Full Tie. If the tie is reduced, the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed.
- Security Deposit β This sum of money will be held on your account and returned to you on exiting the pub based on your final account balance and the condition of the property. Our standard deposit is 25% of the headline rent. On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long-term agreement.
- Working Capital β This is a recommended amount required for the day-to-day running of the business.
- Stock β This will be valued by an independent valuer on the day you take over the pub, including unbranded glassware, unopened bottles, wines, spirits, and any unopened/opened kegs and cask ale providing the container is unopened.

- Training β Β£350.00 β Before signing a long-term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over two days, you will learn marketing and business strategies that will help you to grow sales in your pub β step-by-step.
- Service Charge Cost β Β£63.33 per week β The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you peace of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.
- Zero Business Rates β Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied for by the licensee and the licensee only occupying one property for commercial purposes. This only applies to pubs marked with an Asterix *
