The Quayside occupies a highly prominent position on Paisley Road (A8), a major arterial and public transport route in Glasgow’s Kinning Park area, just southwest of the city centre. Surrounded by a well-established mix of residential and commercial properties, it boasts an exceptional location on the main approach to Ibrox Stadium, home of Rangers Football Club. Kinning Park lies approximately 1.5 miles from Glasgow city centre and benefits from excellent transport links, ensuring easy connectivity to and from the heart of the city.

Pub Layout

The entrance from the main street leads into a spacious, open-plan bar area. Furnished with a combination of fixed and loose seating, the space is enhanced by multiple TVs and football memorabilia, creating a vibrant, sports-themed atmosphere. A well-positioned bar to the left serves a wide selection of beers and ales. Customer toilets are conveniently located over two levels, with gents off the main bar area and ladies downstairs.

Ideally situated with strong local roots, the right candidate will bring not only a solid understanding of the surrounding area but also proven business acumen, a flair for hospitality, and a passion for creative, community-driven engagement.

Additional Information

  • Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase.
  • Security Deposit – A security deposit is required when applying for a pub with Admiral. This will be the greater of £5,000 or three months’ headline rent.
  • Working Capital – This is a recommended amount required which will be used in the day-to-day running of the business.
  • Stock – This will be valued by an independent valuer on the day you take over the pub.
  • Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook.
  • Tie: All drinks categories are tied. For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.
  • Training – £350.00 – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.
  • Service Charge Cost – £63.33 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee.
  • Zero Business Rates – Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied for by the licensee and the licensee only occupying one property for commercial purposes.
