The Mountain View is nestled in the Welsh hills of Mochdre, close to the seaside town of Colwyn Bay. Mochdre has a population of 1,923 and is within easy access to the A55, surrounded by local attractions such as the Welsh Mountain Zoo, Bodnant Gardens, and the miles of sandy beaches that North Wales has to offer. This pub is in a great location to attract locals as well as visitors to the area.
Pub Layout: As you enter the pub, you immediately notice the large open area with a traditional bar on the back wall. This room benefits from picture windows, meaning it has natural light flooding in, along with great views of the surrounding valley mountains. There are several sections to this pub, cleverly split into dining, relaxed drinking, and entertainment, with a mixture of fixed and loose seating and tables, making it a very versatile space to enjoy. To the front of the pub is an area used for entertainment such as music events, children’s parties, and more. To the right of the main bar and dining area, there is a large games room that accommodates a pool table, two dart boards, and TVs. This area has access to the main bar and will be popular with the local darts and pool teams. Outside, the pub has an extremely large car park that could hold well over 50 cars, which has the potential to be used for large community events. The pub also benefits from a front terrace, part of which is covered, and to the rear is a patio area with traditional picnic benches.
Trading Style: Currently, the Mountain View operates as a healthy food and drinks trade, with the potential to increase income through an established rhythm of the week alongside an active community fundraising and charity focus. The large catering kitchen and ample space for diners facilitate this. The pub would benefit from enhancing the local sporting market; a full televised sports package would attract a wider audience.
Accommodation: The private accommodation consists of four very large bedrooms, a kitchen, living room, and bathroom.

This spacious pub would benefit from offering a more varied food menu and hosting local events, particularly in the warmer months in the huge car park, while introducing a consistent weekday/weekend entertainment schedule.
Additional Information:
- Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced, the effective rent (via Tie Release Fees) will increase.
- Security Deposit – This sum will be held on your account and returned upon exiting the pub based on your final account balance and the condition of the property.
- Working Capital – This is a recommended amount required for day-to-day running of the business.
- Stock – This will be valued by an independent valuer on the day you take over the pub.
- Fixtures & Fittings – This includes any item bolted to the floor or walls, and fittings that are free-standing or hung by a nail or hook.
Training: £350.00 – Before signing a long-term agreement, you will be required to attend our 7 Steps to Sales Success training programme, held online over two days, where you will learn marketing and business strategies to help grow sales in your pub.
Service Charge Cost: £63.33 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, while giving you peace of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.
Zero Business Rates: Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied for by the licensee and the licensee only occupying one property for commercial purposes. This only applies to pubs marked with an asterisk.
