The Hole in the Wall is located within a mile of the heart of Nottingham City Centre and is surrounded by residential and student accommodation. Nottingham Trent University is within walking distance as well as Nottingham Shopping Centre with all major retail stores. There are great transport links with the A60 within 500 yards leading to access to the M1 connecting to Sheffield and Leicestershire.
Pub Layout: The pub has a large open plan trading area with a long single bar servery to the right of the entrance. It is currently decorated with a music theme, with wooden flooring throughout and a mixture of fixed and loose seating with a tiled service area. There is a small enclosed snug area tucked away behind the entrance for more cosy drinking, and to the left of the pub there is a sports area housing a pool table and darts oche. Through the sports area there is access to the external drinking patio with outdoor seating.
Trading Style: The planned refurbishment will give a new, fresh look to this traditional community pub, and will provide improved facilities for both existing and potential new customers. Regularly rotating cask ales, pub sports teams and live sports coverage will continue to be a focus, along with a regular, varied entertainment programme. An opportunity exists for the development of a small back-bar food offer to supplement the drinks trade.
Accommodation: The private accommodation on the first floor consists of three bedrooms, lounge, kitchen and bathroom. There is additional accommodation with external access on the 2nd floor, with four more good sized bedrooms, lounge, shared bathroom and kitchen.

Tie: All drinks categories are tied. For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.
BDM Vision: Admiral Taverns are looking for a business orientated individual or couple with the ambition and skills to further develop this well established and respected pub. You will need good social, marketing and networking skills to further develop the offer and online marketing presence to attract and retain a wider range of customers. We will encourage the licensee to be involved at every stage of the refurbishment process.

- Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed.
- Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property. Our standard deposit is 25% of the headline rent.
- Working Capital – This is a recommend amount required which will be used in the day-to-day running of the business.
- Stock – This will be valued by an independent valuer on the day you take over the pub.
- Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.
- Training – £350.00 – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme.
- Service Charge Cost – £63.33 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee.
- Zero Business Rates – Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied for by the licensee.
