The Crown Inn, West Harptree is situated in the beautiful Chew Valley just to the south of Bristol. This is an affluent area and is highly sought after with a good mix of affluent white-collar workers as well as rural workers who work locally. The Crown Inn sits on the busy A368, which is one of the main routes to get on to the M5 South of Bristol and is an attractive pub.

Pub Layout: On entering the pub, you walk into the lobby with an entrance to the right that can seat up to 15 covers. To the left is the main bar for up to 25 covers, and there is also a darts oche as well as an open fire. Both of these trading rooms are served by a central bar servery. The ladies' and gents' toilets benefited from a refurbishment and expansion approximately 18 months ago and are located to the rear of the bar, which also provides access to the rear courtyard where you will find a smoking solution. This area then leads onto a large garden that has the potential to be fantastic with some significant maintenance. There is also an enclosed car park for up to eight cars; however, there is ample street parking close by. The catering kitchen is located to the rear of the bar servery.

Trading Style: The Crown Inn predominantly trades as a wet led community local; however, there is scope to further develop the trade with the introduction of a food offer and also opportunity to grow wet sales with the full operation of the large enclosed garden to the rear of the property.

Accommodation: The private accommodation is located on the first floor and consists of four bedrooms with a kitchen and bathroom. There is also a lounge which is located on the ground floor. There is an external barn to the rear of the pub that is currently used for storage.

  • Annual Rent: £24,750
  • Security Deposit: £5,000
  • Working Capital: £2,500
  • Stock: £2,500
  • Fixtures and Fittings: To be confirmed upon valuation – funding options may be available for the right licensee.
  • Tie: All drinks categories are tied. For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.

BDM Vision: This is a close community and any new licensee will have to embed themselves into community life; it is a highly desirable area. There needs to be excellent standards and the ability to offer excellent pub grub and also to include all aspects of the local community – people move here to live the rural dream, tractors, pub, farm etc. whilst also having access to Bristol, Bath and the M5.

  • Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced, the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed.
  • Security Deposit – This sum of money will be held on your account and will be returned to you on exiting of the pub based on your final account balance and the condition of the property. Our standard deposit is 25% of the headline rent. On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long term agreement.
  • Working Capital – This is a recommended amount required which will be used in the day-to-day running of the business.
  • Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened/opened kegs and cask ale providing the container is unopened.
  • Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free standing or hung by a nail or hook. This will also include furniture.
  • Tie: All drinks categories are tied. For fully funded licensees on long term agreements, we offer free-of-tie options for certain drinks categories in exchange for an annual fee.
  • Training – £350.00 – Before signing a long term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over two days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.
  • Service Charge Cost – £63.33 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you peace of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.
  • *Zero Business Rates – Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied for by the licensee and the licensee only occupying one property for commercial purposes. Please note, this only applies to pubs marked with an Asterix *
